What we can’t see

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • Whether rotten timbers meet design loads
  • Defects hidden under coverings or inside walls without opening up
  • Plumbing leaks that look like roof leaks

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before booking. The full list of what we check.

Roof leak investigation in Boxmoor

The aim is to find where the water is getting in and explain it. You get a photo-illustrated written report showing the likely entry point and the route the water is taking, and recommends what should be done. Whoever does the work then has a clear starting point. The investigation finds and explains the cause, while the repair is a separate matter. We’re often asked to look into damp walls below an overflowing gutter and water dripping from rafters or underlay, across the roof space, flat roof details and lead flashings.

Older cottages and houses around Boxmoor may have roofs with little or no underlay. Without a sound underlay, any gap in the coverings lets water straight through. Whether it is long-term wear or recent damage makes a difference to what happens next. In the loft, damp battens or wet insulation are frequently the first clues.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Roof leak investigations around Boxmoor

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. The covering and its details give the first clues when tracing where water is coming from. Hemel Hempstead, which Boxmoor is part of, is one of England’s post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Low pitches let wind-driven rain reach further under the tiles, and flat-roofed garages and porches are common leak points.

If you live near a park such as Gadebridge Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you let a flat or house near Hemel Hempstead station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. For site and facilities teams at buildings like Boxmoor Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

What happens on the day

The aim of the visit is simple: to see as much of the leaking roof as can safely be seen and record it clearly. Notes and photos go into the written report. The visit usually takes about one to two hours for most homes, though a hard-to-trace leak can take longer. A visit to a smaller place like Boxmoor is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Preparing for the visit

  • For flats, make sure roof access has been agreed
  • Keep pets out of the way during the survey
  • Let us know about parking near the property

Advice

Your questions about roof leak investigations in Boxmoor

Will you come out to Boxmoor?

Yes. Boxmoor is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Is my home in Boxmoor listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is it a leak or condensation?

Condensation can look very like a leak. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern of damp and the ventilation, then say which is most likely.

What does the report include?

You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Which days do you carry out surveys?

We carry out surveys on weekdays and at weekends. To arrange a date, phone 07833 053749 or send us an email.

Can you find a leak when it isn’t raining?

Usually, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.

How we price roof leak investigations

We confirm the price for your survey before booking. This is what makes a difference:

  • Basic, Standard or Premium
  • The height of the building and how the roof can safely be seen
  • The shape of the roof and its details
  • Whether thermal imaging or a drone is needed

Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the price for your roof before you book.

What to let us know when you contact us

Before you get in touch, it helps to have:

  • How the loft is reached, if there is one
  • The property’s address and postcode
  • What made you get in touch
  • The type of building and roof, like pitched or flat

Roof leak investigation starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or send us an email to find out.

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Move stored items away from the hatch
  • Take dated photos of the leak
  • Do not climb onto the roof to look
  • Write down the wind direction and rain when it leaks

Keep the report after the work is done. If water appears again, it shows what was found before.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and catching wear early keeps water out.

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
