Tips from our surveys

Here are a few things we’d tell any owner:

  • Don’t climb onto the roof to look
  • Keep water away from lights and sockets
  • Check whether pipes or tanks run near the stain
  • Mention earlier attempts to fix the leak

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. It’s a chance to ask about anything in the report.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.

Roof leak investigation in Woodhall Farm: what you get

Roof leaks rarely show up where you’d expect. Water frequently travels along timbers or underlay before it finds a way down, so a ceiling stain is rarely directly below the cause. We follow it back towards where it starts. A repair aimed only at the stain can miss the cause entirely. Finding the route first lets the repair go where it is needed. If you’ve noticed drips from nail tips in a cold loft and a leak that comes and goes with the weather, a survey will tell you what’s going on, whatever the roof.

In a smaller place like Woodhall Farm, some roofs face open ground, where driving rain gets into any gap at a ridge, verge or flashing. A leak that only appears in certain weather frequently points to an exposed detail. It is useful to know when and where the water appears. The gutters on the most exposed side can overflow too.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to.

How the survey changes by roof type

Flat roof upstands and outlets

Each flat roof relies on its outlets to drain. When one blocks, water ponds and finds any weak spot. Outlets and the area around them are checked.

Parapet and box gutters

Linings, joints and outlets are inspected wherever it is safe, and look for signs of past overflowing.

Roof leak investigations in Woodhall Farm: local notes

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. The covering and its details give the first clues when tracing where water is coming from. Hemel Hempstead, which Woodhall Farm is part of, is one of England’s post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Low pitches let wind-driven rain reach further under the tiles, and flat-roofed garages and porches are common leak points.

The streets around a church such as Alexandra Road Congregational Church are often among the oldest in a place, and if your home is one of the older ones nearby, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. For site and facilities teams at buildings such as South Hill Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. With High Elms Manor about 4.8 miles south-east, the area around Woodhall Farm has a long history. Leaks in period homes nearby often come from lead work and valleys that have been patched before.

For landlords and managing agents

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant.

What we cannot see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Carrying out the fix
  • What’s under the covering or behind the plaster
  • Plumbing leaks that look like roof leaks

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before you book. What a survey covers and doesn’t.

Woodhall Farm questions

Does a conservation area affect roof work in Woodhall Farm?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

My home in Woodhall Farm has a flat-roofed garage or porch. Is it worth having that looked at?

Usually, yes: let us know about it as you book so the visit can include it. Flat-roofed garages and porches are common in new towns like Hemel Hempstead, and older felt coverings may be near the end of their life.

Are you structural engineers?

No. Our survey is not a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

What’s in the report?

Written findings with photographs, covering the condition of the leaking roof, the defects we found and what we recommend, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

How long does the visit take?

Allow between one and two hours for most homes, though a hard-to-trace leak can take longer. We’ll give you an idea of timing when booking.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

What we do, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes between one and two hours at most homes, or half a day or so for a commercial building. Parking around Woodhall Farm is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

Before the survey

  • Point out any leaks or damp patches
  • For a flat or shared roof, check access with the building owner or managing agent
  • Make a note of anything you’d like us to look at
