Local flat roofs in Chipperfield

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Historic houses such as Chenies Manor House, about 2.9 miles south-west, show how far back building in the area around Chipperfield goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings such as Kings Langley School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. The streets around a church such as Church of St Paul are frequently among the oldest in a place, and if your house is among the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

About our electronic leak detection in Chipperfield

ELD finds breaches in the membrane but not every way water gets in. Water coming through walls, copings, rooflights or plumbing won’t show on the test. If the evidence points elsewhere, we’ll say so. The test shows breaches in the membrane, not water coming through masonry or around frames. The report makes clear what was and wasn’t tested. We will point you to the likely next step. We’re often asked to look into damage from equipment installers and leaks through a flat roof with no obvious cause, on roof terraces and balconies, commercial flat roofs and liquid-applied waterproofing.

Flat roofs on exposed homes in small places like Chipperfield take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Can I check my roof myself?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

What we are asked to look at in Chipperfield

If a flat roof keeps leaking after patching, the hole may be elsewhere. Electronic testing helps pinpoint it.

Problems we come across often include:

  • Repairs that haven’t stopped the leak
  • Leaks showing away from the breach
  • Leaks at pipes, outlets or fixings
  • Leaks under green or ballasted roofs

If you own a rental within reach of Apsley station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What’s in a roof survey

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Any of our surveys can be booked by landlords, agents and building managers in Chipperfield. To discuss a property or a block, phone 07833 053749 or send us an email.

Why get it checked now?

Leaks left running can wet the insulation and deck. Finding the breach sooner limits that. For an older or listed building in a place like Chipperfield, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for your roof before booking.

Before and after the survey

There’s plenty you can do without going near the roof. What helps most:

  • Avoid repeated repairs without finding the cause
  • Keep foot traffic on flat roofs to a minimum
  • Check new waterproofing before handover
  • Do not leave water getting in

File the report with your roof paperwork. It shows the condition of the membrane on that date.

Do not leave a flat roof leak running. Water under a membrane can spread.

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes as long as needed for the roof’s area and construction, which we’ll explain when we quote. For a village or hamlet like Chipperfield, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. First, you tell us about the roof build-up and where water is showing.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The testing method is chosen to suit the membrane and build-up.
  4. We test the membrane and find where current is passing through it.
  5. The breaches are recorded with photos in a report for your roofer.

Before the survey

  • Note where any stains or damp appear
  • Make sure the loft hatch can be reached
  • If you’re buying, let the agent know when we’re coming

Chipperfield questions

Will you come out to Chipperfield?

We do. A small place gets exactly the same survey as a big one.

Does a conservation area affect roof work in Chipperfield?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

Does the report include photographs?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

What happens after the survey?

You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
