How a flat roof survey works in Deacon's Hill

A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. If you’re worried about outlets choked with leaves and silt and blisters and bubbles in the covering, a survey will tell you what’s going on, on upstands and outlets, EPDM rubber and GRP fibreglass alike.

In a village or hamlet like Deacon's Hill, flat roofs are normally on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when booking.

What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later.

Flat roof surveys around Deacon's Hill

Historic houses such as Headstone Manor, about 4.7 miles south-west, show how far back building in the area around Deacon's Hill goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

For landlords with property near Elstree & Borehamwood station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you own one of the older houses in the streets near Church of St Nicholas, the flat roofs on later extensions tend to wear out long before the main roof. For businesses in and around places such as Broadwalk Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling.

Honest limits

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Whether the deck or joists are strong enough
  • A fixed date for when the roof will need replacing
  • Asbestos testing, which needs a specialist asbestos surveyor

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before you book. What a survey covers and does not.

What we check

  • Felt flat roofs
  • GRP fibreglass
  • EPDM rubber
  • Single-ply membranes
  • Upstands and outlets
  • Mastic asphalt

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Note where water lies after a downpour
  • Keep outlets clear of leaves and moss
  • File the paperwork for the roof and any repairs
  • Keep clear of rooflights and fragile roof sheets

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.

Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

What we look for on each type of roof

EPDM rubber

An EPDM rubber roof is usually one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.

What happens on the day

Safety comes first on every visit. We inspect what can be seen safely, and anything we cannot see is noted in the report. Most visits take between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. Somewhere like Deacon's Hill needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Before we arrive

  • Keep pets in another room
  • Unlock side gates and any roof access doors
  • Gather any invoices or paperwork from past roof work
