Edgware Bury questions
How do I find out if my home in Edgware Bury is listed?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Is Edgware Bury in the area you cover?
Yes, Edgware Bury is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Can you survey a flat roof on an office or unit?
Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof usually takes about 3 to 4 hours on site, longer if it’s large or complex, and larger roofs are quoted for their size.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Is it a structural engineer’s report?
No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.
Will you walk on the flat roof?
We inspect from wherever is safe: the roof itself where that is safe, plus windows, vantage points and the rooms below. We never walk on fragile rooflights or sheeting.
How much does a flat roof survey cost in Edgware Bury?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Flat roof survey in Edgware Bury: what you get
Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so it helps if you phone 07833 053749 or drop us an email with the address and a rough idea of the roof area. If you’ve noticed failed upstands where the roof meets a wall and dips that suggest the deck is deflecting, we can find out what’s behind it.
Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. Which one is on a roof in Edgware Bury shapes how it’s checked. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Checking the roof from the ground
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Tips that help
Nothing here needs a ladder. Our suggestions:
- Have the roof looked at again after a severe storm
- Limit foot traffic on the covering
- Check from a window for ponding after heavy rain
- Note the date and type of any roof work
If you’re buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on what we found.
Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.
When you need someone else
A survey is a careful look at the flat roof, but it can’t do everything. The main limits are:
- A fixed date for when the roof will need replacing
- Structural calculations, which need a structural engineer
- Asbestos testing, which needs a specialist asbestos surveyor
If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey before you book. The full list of what we check.

What else we do in Edgware Bury
What we do, step by step
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours at most homes, though large, tall or awkward roofs take more time. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- First we go through the roof, what’s beneath it and any problems so far.
- We check the roof from the ground, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- Have any questions written down, so nothing gets missed
- Mention any parking restrictions on your street
- Keep pets out of the way during the survey
Getting a price
Photos help, if you have them. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or email us.

Why act early in Edgware Bury
Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. In Edgware Bury, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Local flat roofs in Edgware Bury
Headstone Manor, about 4.1 miles south-west, is one of the historic houses in the wider area around Edgware Bury. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Edgware Bury is one of them, bay roofs, hips and later dormers each have their own details. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you run a business near Broadwalk Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after. Anyone responsible for a site like Broadfields Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Common roof problems in Edgware Bury
Flat roofs often get walked on for other jobs: cleaning windows, fitting aerials or air conditioning, or clearing gutters. Each visit can damage a covering not made for regular foot traffic. New brackets and fixings through the roof are another common source of leaks.
Here are some of the things we see often:
- Loose or cracked edge trims
- Failed upstands where the roof meets a wall
- Outlets that hold water back
- Blistering in felt or asphalt
For landlords with property near Elstree & Borehamwood station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
Choosing a roof surveyor
- How long they’ve been surveying roofs
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Their insurance cover
- Whether the loft is part of the inspection
