Water through a flat roof doesn’t always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That’s why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. If you’ve noticed ponding water that doesn’t drain away and upstands pulling away from walls, we can find out what’s behind it.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. Which one is on a roof in Canons Park shapes how it is checked. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take about one to two hours for a small flat roof at home, and longer for a large commercial one. London terraces rarely offer a view of the whole roof from one spot, so in Canons Park we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We check the roof from wherever it can be seen safely.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. You get a report with photos and our recommendations.

Advice

Flat roofs in Canons Park

The wider area around Canons Park has a long history of building, with Headstone Manor about 3 miles west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

The streets around a church such as Church of St Lawrence are often among the oldest in a place, and if your house is among the older ones nearby, the flat roofs on later extensions tend to wear out long before the main roof. If you let a flat or house near Mill Hill Broadway station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Canons Park is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised.

For landlords and managing agents

Landlords and letting agents in Canons Park book surveys as well as homeowners. The report gives you a dated record of the flat roof, with photographs.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

How the survey changes by roof type

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photographs.

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A promise that the roof will not leak in future
  • Structural calculations, which need a structural engineer
  • Parts of the roof that are not safe to walk on or view

If in doubt, phone 07833 053749 or email us and we will suggest the right survey. What our survey covers.

Roof types and parts we check

  • Mastic asphalt
  • EPDM rubber
  • GRP fibreglass
  • Upstands and outlets
  • Felt flat roofs

Canons Park: your questions answered

Do you carry out roof surveys in Canons Park?

Yes, Canons Park is within the area we cover. We work right across London and South East England. You can ring 07833 053749 or send us an email with the address and a few details.

Does a conservation area affect roof work in Canons Park?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Will this cover the whole house?

No. Our survey covers the flat roof only. It isn’t a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. Many buyers use it alongside a building survey.

Will you check the loft?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

Will I get photos?

Yes. Photographs are part of every report.

How experienced are you?

We’ve completed more than 5,000 surveys, over more than 20 years.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Why it’s worth a survey now in Canons Park

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
