Independent flat roof surveys in Broadfields Estate

Do you need a flat roof survey in Broadfields Estate?

The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.

Most people get in touch when they’ve noticed something like this:

  • Splits, cracks and crazing
  • Failed upstands where the roof meets a wall
  • Edge trims that have lifted or split
  • Failed seals around rooflight kerbs

If you run a business near Broadwalk Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

What’s in a roof survey

Flat roof surveys for homes and businesses in Broadfields Estate

Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. If you’ve noticed outlets that hold water back and dips that suggest the deck is deflecting, we can find out what’s behind it, whatever the roof.

On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a block or conversion in Broadfields Estate, the flat roof is frequently a shared part of the building.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step

The aim of the visit is simple: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes an hour or two for a house, though large, tall or awkward roofs take more time. In Broadfields Estate, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Have any paperwork from past roof work to hand
  • Keep pets inside or away from the areas we’re looking at

Flat roof surveys around Broadfields Estate

About 4.1 miles south-west lies Headstone Manor, a reminder of how long the area around Broadfields Estate has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Take a building like Rosh Pinah Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For an older house near a landmark such as St Andrew, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Your questions about flat roof surveys in Broadfields Estate

How do I find out if my home in Broadfields Estate is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will parking be an issue for a roof survey in Broadfields Estate?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Can you tell me how long my flat roof will last?

We do not give a fixed number of years, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.

How do I arrange a flat roof survey in Broadfields Estate?

Simply phone 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day, weekday or weekend.

Will you walk on the flat roof?

It depends on what’s safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. We never walk on fragile rooflights or sheeting.

Is ponding on a flat roof a problem?

Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.

Do you need to get into the loft?

Usually, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Landlords, agents and block managers in Broadfields Estate

Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it as you book and we’ll plan the survey around it.

Letting agents frequently book on a landlord’s behalf. We agree a time with the tenant beforehand.

Useful tips for Broadfields Estate property owners

Here are a few things we’d tell any owner:

  • Limit foot traffic on the covering
  • Check new fixings through the roof are properly sealed
  • Check the outlets after the leaves fall
  • Watch the ceilings below the flat roof for stains

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
