Independent roof surveys in Broadfields Estate

Roof surveys for homes and businesses in Broadfields Estate

Everything we check, we check safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. The Premium Survey adds thermal imaging and, where applicable, a drone, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. If you’ve noticed blocked, sagging or leaking gutters and crumbling chimney pointing or cracked flaunching, we can find out what’s behind it.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

After the visit, you get a report with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Honest limits

Some things cannot be seen without opening up the roof, so a survey has limits:

  • An exact number of years the roof has left
  • A full building survey of the property
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. The full list of what we check.

What we check

  • Ridges, hips and valleys
  • Flat roofs
  • The roof space
  • Chimney stacks
  • Lead flashings
  • Clay and concrete tiles
  • Natural slate

What you can safely check yourself

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Landlords, agents and block managers in Broadfields Estate

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Letting agents can arrange access with tenants. We survey seven days a week, which helps when tenants work during the week.

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. London terraces rarely offer a view of the whole roof from one spot, so in Broadfields Estate we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • Dig out any old roof reports or invoices
  • If the roof is shared, arrange access with whoever manages the building
  • Leave a clear route to the loft

Your questions about roof surveys in Broadfields Estate

Are there drone restrictions around Broadfields Estate?

The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. Strong wind or heavy rain also stops a small drone flying, and the rest of the survey does not depend on the drone.

Will parking be an issue for a roof survey in Broadfields Estate?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.

How soon is the report ready?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

What does a roof survey include?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe. You get a photo-illustrated written report and recommendations.

Are you insured?

We are covered by professional indemnity and public liability insurance.

Can you survey in bad weather?

It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

What affects the price in Broadfields Estate

Several things affect the price of a survey:

  • Whether thermal imaging or a drone is needed
  • Height and safe access
  • The type of building, from a house to a block or an office
  • Features like valleys, chimneys, dormers and parapets

Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Getting in touch

These details help when you contact us:

  • Your postcode, so we can check access and travel
  • Pictures of the roof from a safe spot, if you have them
  • Any deadline, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or send us an email.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Clear the loft hatch area before we arrive
  • Check the roof from the ground after storms
  • Tell us about any leaks or stains you’ve seen
  • Have details of recent roof work to hand

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.

Roof surveys in Broadfields Estate: local notes

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first.

Trees in and around Edgwarebury Park shed leaves that can end up in nearby gutters. If you look after a building like Rosh Pinah Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Mill Hill Broadway station, a dated record of the roof is useful when planning maintenance across a let.
