Pre-purchase roof survey in Broadfields Estate
Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it is checked as far as access allows. If you’ve noticed ponding, blisters or splits on a flat roof and gutters choked with leaves and moss, we can find out what’s behind it, whatever the roof.
Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, so a property in Broadfields Estate might be any of these. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What you can safely check yourself
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
Why get it checked now?
It’s tempting to skip the roof to keep a sale moving. We visit on any day of the week, and a Premium report comes the same day, which helps it fit around your exchange date. In Broadfields Estate, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Pre-purchase roof survey starts from £150, including VAT.

Roof by roof
Natural slate
Many older homes in London and South East England have slate roofs. We check for slipped, cracked and missing slates, plus the metal clips that show earlier patching.
Gutters and parapets
Hidden gutters behind parapets send water indoors when they block. We check their linings and outlets from wherever is safe.
How it works
The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect about one to two hours at a typical house, with time for the loft where it can be reached. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed beforehand.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before we arrive
- Tell us where we can park nearby
- Make sure the loft hatch can be reached
- Find any records of previous roof work

Pre-purchase roof surveys in Broadfields Estate: local notes
The wider area around Broadfields Estate has a long history of building, with Headstone Manor about 4.1 miles south-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
Controlled parking zones are common in London, so mention any permit rules for Broadfields Estate. If you own one of the older houses in the streets near St Andrew, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Tips from our surveys
From years of surveys, a few habits stand out as worth the effort:
- Pass the findings to your conveyancer
- Ask for any paperwork for recent roof work
- Find out whether the roof has been replaced or patched
- Ask who repairs the roof under the lease
We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.
After you move in, have leaves and moss cleared from gutters and valleys, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.
Broadfields Estate questions
Does a conservation area affect roof work in Broadfields Estate?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Can parking be tricky for a visit in Broadfields Estate?
London parking needs a little planning, so let us know about permits, bays or a driveway as you book. That way the visit can be planned around it.
Can I take the findings back to the seller?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision, so we cannot promise any saving.
Is a roof survey worth having alongside a home survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It does not stand in for a RICS survey.
Do you survey on Saturdays and Sundays?
Surveys run seven days a week. To arrange a date, ring 07833 053749 or send us an email.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Can you inspect my roof with a drone?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
What we cannot see
It helps to know what a survey will not do before you book:
- Whether the price should change, which is between you and the seller
- Faults hidden behind ceilings, boards or coverings
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before you book. The full list of what we check.
