What affects the cost of pre-purchase roof surveys

Not every roof costs the same to survey, for these reasons:

  • The shape of the roof and its details
  • If the survey needs thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey
  • The height of the building and how the roof can safely be seen

Pre-purchase roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

Booking your survey

A little information up front helps. It helps to include:

  • The kind of building and roof involved
  • Access details, like a loft hatch or a shared roof
  • Where the property is, with the postcode
  • Any photos you have, taken from ground level or a window

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.

Pre-purchase roof surveys for homes and businesses in The Hale

Buyers in The Hale and right across London and South East England use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, ring 07833 053749 or send us an email. We survey clay and concrete tiles, natural slate and the roof space, and people most often book us about roof slopes that look uneven or sagging and gaps where slates or tiles have come loose.

In a London terrace or conversion, the roof frequently joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. For a purchase or a new roof in The Hale, that shapes what can be checked: we inspect what we’re given access to and can see safely, which may not include a neighbour’s side. For a flat, the lease usually says who looks after the roof.

Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What a pre-purchase roof survey looks like in The Hale

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. For a purchase or a newly finished roof, the materials decide which details matter most. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

If you live in an older home near John Keble Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. With Headstone Manor about 4.4 miles south-west, the area around The Hale has a long history. If you’re buying an older home nearby, it is worth knowing whether it is listed or in a conservation area before you plan any re-roofing. If you own a rental within reach of Mill Hill Broadway station, a written report helps before buying a rental or paying for a new roof on one.

Useful tips for The Hale property owners

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:

  • Share the report with your solicitor
  • Watch for stains or fresh paint on ceilings below the roof
  • Ask the agent to check the loft hatch can be opened
  • Request records of any re-roofing

Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and use the photos as a record of how the roof looked when you bought. Premium comes with a follow-up after 12 months.

After strong winds, look at the roof from ground level. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.

Why it’s worth a survey now in The Hale

Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. You’ll know the exact price before booking.

What we do, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours on an ordinary house, and more on a big or complicated roof. In The Hale, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before we arrive

  • Make sure pets are kept safely away
  • Have any paperwork from past roof work to hand
  • Mention any parking restrictions on your street

Advice

How the survey changes by roof type

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and South East England. Splits in a lead valley send water inside, and missing lead is not unknown, as it is a target for thieves.

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.

Questions from The Hale

Does a conservation area affect roof work in The Hale?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can parking be tricky for a visit in The Hale?

Typically it’s manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Can you survey in bad weather?

It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Do you need access inside the house?

Where possible, yes. We look in the roof space where there’s safe access, and views from upper windows help too. Access is typically arranged through the agent or seller.

What a pre-purchase roof survey doesn’t cover

To be straight with you, there are limits to any roof survey:

  • Walls, floors, services and rooms below the roof
  • How a seller will respond, or what the house is worth
  • Whether timbers meet design loads

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. What a survey covers and doesn’t.
