Chimney surveys for homes and businesses in The Hale

Many homes have chimneys that are no longer used. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. We survey chimney pots and cowls, shared and party-wall stacks and brick chimney stacks, and the problems we are asked to look at most are bricks with flaking faces and gaps in the mortar around the pots.

London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Landlords, agents and block managers in The Hale

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

FAQs for The Hale

Can a landlord with a rental near Mill Hill Broadway station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

How do I find out if my home in The Hale is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Is a leaning chimney dangerous?

It is worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

How much is a survey?

Chimney survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

What does the report include?

Written findings with photos, covering the condition of the chimney stack, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Local roofs in The Hale

The wider area around The Hale has a long history of building, with Headstone Manor about 4.4 miles south-west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you let a flat or house near Mill Hill Broadway station, the gap between tenancies is a good time to have the roof looked at. If you own one of the older houses in the streets near John Keble Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a shop, office or commercial unit, for example near Broadwalk Centre, a roof report helps plan work around trading rather than after a leak.

When you need someone else

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Whether a gas appliance or its flue is safe
  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
  • Whether a stack needs rebuilding on structural grounds

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What a survey covers and does not.

What affects the cost of chimney surveys

The price reflects the time and kit the roof needs. That comes down to:

  • How tall the building is and how easy the roof is to see
  • The number of roofs, including extensions and garages
  • Basic, Standard or Premium
  • The type of building, from a house to a block or an office

To find out what your survey will cost, ring 07833 053749 or email us with the address and some details. The price is agreed before a date is set.

Getting in touch

If you can, have these to hand when you contact us:

  • Where the property is, with the postcode
  • Where water is showing inside, if it is
  • Pictures of the roof from a safe spot, if you have them
  • Access details, such as a loft hatch or a shared roof

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or drop us an email.

What happens on the day

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours at most homes, though large, tall or awkward roofs take more time. In The Hale, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We check the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Preparing for the visit

  • Keep pets inside or away from the areas we’re looking at
  • Make a note of anything you’d like us to look at
  • Have keys ready for side gates, garages or roof access doors

Older brick stacks often have soft lime mortar. We note where repairs should match the original mortar.
