  • Gaps in loft insulation

Thermal roof surveys for The Hale homes and businesses

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

Thermal roof surveys for homes and businesses in The Hale

Your report sets out the thermal images alongside ordinary photographs, so it is easy to see which part of the roof each one shows. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. There’s a 12-month follow-up as well. If you’re worried about damp patches with no obvious cause and damp around chimneys and parapets, we can find out what’s behind it, whatever the roof.

London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in The Hale, the address is checked against all of them, and where permission is needed, the flight waits for it.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Drones, thermal imaging and The Hale roofs

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Headstone Manor, about 4.4 miles south-west, is one of the historic houses in the wider area around The Hale. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near John Keble Church, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. Anyone responsible for a site like Mathilda Marks-Kennedy Jewish Primary School will know that big roofs are where aerial photos and thermal images show the most at once. If you look after a shop, office or commercial unit, for instance near Broadwalk Centre, thermal images can show trapped moisture across a wide commercial roof.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours at most homes, or half a day or so for a commercial building. In The Hale, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We check the roof from ground level, from windows and from the roof itself where it is safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. You get a report with thermal images, photos and our recommendations.

Common questions in The Hale

Are there drone restrictions around The Hale?

That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

Is my home in The Hale listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Can you check my loft insulation with a thermal camera?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it is warm inside and cold outside. Where we can reach the loft safely, we check there too.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

What’s the best way to book?

To book, call 07833 053749 or email us and tell us the address and what you want to find out. We’ll confirm the price and find a day that suits.

What happens if roof problems are left?

A poorly insulated roof loses heat year after year. The camera can point to gaps and thin areas in the insulation, so you know where to put things right. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Roof by roof

Pitched slate and tile roofs

Even on pitched roofs, the camera can point to heat loss and some damp. We explain what can and can’t be read from them.

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are frequently laid over insulation boards. Wet boards can show as temperature differences on the images.

What affects the price in The Hale

All our prices include VAT. What changes the price is:

  • Chimneys, valleys, parapets and other details
  • Whether it’s a home or a commercial building
  • Which survey package you book
  • If the survey needs thermal imaging or a drone

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

What to let us know when you get in touch

The more you let us know, the easier it is to price the survey. When you contact us, it’s useful to mention:

  • The reason for the survey, such as buying, a leak or storm damage
  • The address and postcode of the property
  • Any marks or damp showing indoors
  • The kind of building and roof involved

Most bookings start with a short call: phone 07833 053749 or drop us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.
