Little Stanmore Thermal Roof Survey
Not sure what state the roof is in? We carry out thermal roof surveys in Little Stanmore and across Greater London.
- Thin or uneven insulation in the roof
- Moisture around outlets and upstands
- Damp around chimneys and parapets
Do you need a thermal roof survey in Little Stanmore?
Flat roofs that have leaked for a while can have wet insulation under the covering. Owners want to know how far it has spread before deciding what to do. A thermal survey, checked with moisture readings, can give a much clearer picture.
A survey can pick up problems such as:
- Water that travels before it shows
- Thin or uneven insulation in the roof
- Patches of heat loss across the roof
- Damp where roofs meet walls and chimneys
Take an older house close to Church of St Lawrence: thin or patchy insulation under an old roof often shows up clearly on a thermal image.
Before you book anyone

- Whether they hold professional indemnity and public liability insurance
- Whether VAT is in the quoted price

Thermal roof survey in Little Stanmore
Thermal imaging is part of our Premium Survey, which starts from £400. It also includes a drone inspection where applicable, a structural analysis and a same-day report. There’s an in-person consultation as well, plus a follow-up 12 months later. You can phone 07833 053749 or email us with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. We survey pitched roof slopes, ceilings below the roof and loft conversions, and the problems we are asked to look at most are leaks that are hard to trace and cold areas below the roof.
In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy, in Little Stanmore as anywhere. Mention access, height and anything unusual about the building when you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. You will see the good as well as the bad.

Your questions about thermal roof surveys in Little Stanmore
Is parking a problem for a survey in Little Stanmore?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.
How do I find out if my home in Little Stanmore is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Is Little Stanmore in your area?
Yes. Our area covers London and South East England, Little Stanmore included.
What do I do with the report?
You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Does the weather affect a thermal survey?
Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.
Do you survey roofs on blocks of flats?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Does the report include photographs?
Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.
Airspace, weather and Little Stanmore roofs
Historic houses such as Headstone Manor, about 3.1 miles west, show how far back building in the area around Little Stanmore goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If you look after a building like Krishna Avanti Primary School, a drone or thermal camera can show a large roof in a single visit. Controlled parking zones are common in London, so mention any permit rules for Little Stanmore.

Different roofs, different checks
Felt and asphalt flat roofs
On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. Moisture readings are used to check them.
Single-ply and EPDM roofs
On larger commercial single-ply roofs, thermal imaging can help target moisture readings. It focuses the survey on the areas that matter.
How the survey works
Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. In Little Stanmore, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.
- You let us know about the roof and any damp, leaks or cold rooms.
- The weather and surface conditions are recorded.
- A full inspection and thermal imaging are carried out together.
- Moisture readings are used to check what the camera shows.
- You get the report the same day, with an in-person consultation to follow.
Before the survey
- Mention any parking restrictions on your street
- Find any records of previous roof work
- Point out any leaks or damp patches

What a thermal roof survey doesn’t cover
A survey is a close look at the roof, but it cannot do everything. Its limits include:
- Seeing water directly, as the camera shows temperature, not moisture
- What’s inside walls or under coverings, without opening up
- Readings unaffected by sun, shade or reflections

Checking the roof from the ground
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
