About our thermal roof survey in Broadfields Estate
A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera doesn’t see water itself, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We are often asked to look into cold areas below the roof and moisture around outlets and upstands, across loft conversions, flat roofs and pitched roof slopes.
London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Broadfields Estate, the address is checked against all of them, and where permission is needed, the flight waits for it.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Why act early in Broadfields Estate
Without thermal imaging, the only way to see how far water has spread is often to open up the roof. That helps you and your roofer decide what really needs replacing. In Broadfields Estate, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Different roofs, different checks
Felt and asphalt flat roofs
Felt and asphalt roofs often show wet areas as patches that differ from the rest. We check those patches with moisture readings.
Pitched slate and tile roofs
Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. Findings are checked with moisture readings.
How the survey works
After the inspection, everything we found is written up as a written report with photos, sent to you by email. As for time on site, most surveys take between one and two hours for most homes, plus time to check any thermal findings with moisture readings. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Broadfields Estate moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- The roof is inspected visually from safe viewpoints.
- Thermal images are taken to show differences in surface temperature.
- We check the patterns that stand out with moisture readings where there’s safe access.
- We write up the thermal images alongside ordinary photos and recommendations.
Before we arrive
- Have any questions written down, so nothing gets missed
- Agree roof access with the managing agent if it’s shared
- If you are buying, check with the agent that we can get in

How we price thermal roof surveys
Prices vary from roof to roof, and it comes down to:
- Features like valleys, chimneys, dormers and parapets
- Whether you choose the Basic, Standard or Premium Survey
- The type of building, from a house to a block or an office
- The roof’s overall size
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.
Getting in touch
Here’s what helps us most when you contact us:
- Where the property is, with the postcode
- Any marks or damp showing indoors
- Whether there’s a loft hatch, a shared roof or tricky access
- What’s prompted the survey

Airspace, weather and Broadfields Estate roofs
With Headstone Manor about 4.1 miles south-west, Broadfields Estate sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
Anyone responsible for a site like Rosh Pinah Primary School will know that thermal images can show where wet insulation sits under a big flat roof. If you look after a shop, office or commercial unit, for example near Broadwalk Centre, thermal images can show trapped moisture across a wide commercial roof. Broadfields Estate is in London, so parking needs planning: let us know about parking bays, permits or a driveway when booking, as a space near the door can’t be promised.

What we cannot see
It is useful to know what a survey will not do before booking:
- Reliable images in rain, strong wind or on a wet roof surface
- An energy rating for the building
- Confirming water without moisture readings

Questions from Broadfields Estate
Does a conservation area affect roof work in Broadfields Estate?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Is drone flying allowed in Broadfields Estate?
The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone can’t fly safely in strong wind or heavy rain, and the rest of the survey does not depend on the drone.
How long will you be at the property?
It typically takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The written report follows by email.
Will the survey show heat loss through my roof?
Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it is colder outside. We look from the loft as well, where there’s safe access.
Does someone need to be in?
That depends on the survey. For inside areas and the roof space, someone has to give us access.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
What conditions are best for thermal imaging?
Conditions on the day affect the results. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we discuss the forecast when booking.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer.
