Common roof problems in Edgware

Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when it’s warm inside and cold outside.

Common reasons to book include:

  • Missing or slipped insulation
  • Water getting in at parapets and stacks
  • Patches of heat loss across the roof
  • Possible trapped moisture under a flat roof covering

Controlled parking zones are common in London, so mention any permit rules for Edgware, along with any off-street space.

Choosing a roof surveyor

  • How long they’ve been surveying roofs
  • Are they insured for the work?
  • Which viewpoints they use to see the roof
  • What exactly goes into their report

What to expect from a roof survey

Thermal roof survey in Edgware

On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. Moisture readings are then used to check what the camera suggests. We survey commercial roofs, flat roofs and insulated roof spaces, and the problems we are asked to look at most are heat escaping through the roof and thin or uneven insulation in the roof.

London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Edgware, the address is checked against all of them, and where permission is needed, the flight waits for it.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What we do, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit typically takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. From the street, a London terrace typically shows only its front slope or parapet, so in Edgware we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Getting ready for the survey

  • If you’re buying, check with the agent that we can get in
  • Clear the way to the loft hatch
  • Have keys ready for side gates, garages or roof access doors

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you’re ready.

FAQs for Edgware

Can parking be tricky for a visit in Edgware?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Can you fly a drone over a roof in Edgware?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone can’t fly safely in strong wind or a downpour, though the rest of the survey goes ahead either way.

Do you climb onto every roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.

What does the report include?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put with the most urgent first where relevant.

How long will you be at the property?

Most surveys take about 1–2 hours for a house; commercial roofs usually need 3–4 hours. The report follows by email.

Do you cover Edgware?

Yes. We cover Edgware and the rest of Greater London, as part of our work across London and the South East. To book, ring 07833 053749 or send us an email.

Tips from our surveys

There’s plenty you can do without going near the roof. What helps most:

  • Heat the home normally on the days before
  • Keep outlets and gutters clear to stop water sitting
  • Clear a path to the loft hatch before we arrive
  • File the images with your roof records

You can pass the report to a roofer so they can see where the problem areas seem to be. Because the images are paired with photos, it is easy to find each area on the roof.

Keep an eye on ceilings under the roof for new stains. Catching a leak early stops insulation getting soaked.

Thermal roof surveys in Edgware: local notes

If your survey includes the drone, the flight is checked against the Drone Safety Map first. With Headstone Manor about 3.9 miles south-west, Edgware sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Beit Shvidler Primary School: a view from above covers a wide roof far faster than walking it. If you run a business near Broadwalk Centre, large commercial roofs are often easiest to see from above or with a thermal imager.

What this survey can’t tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Confirming water without moisture readings
  • An energy rating for the building
  • A structural engineer’s assessment

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Insulated roof spaces
  • Pitched roof slopes
  • Flat roofs
  • Commercial roofs
  • Ceilings below the roof
  • Loft conversions

Leave it or get it looked at?

Without thermal imaging, the only way to see how far water has spread is often to open up the roof. It helps when deciding whether to patch an area or replace the roof. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.

To find out what your survey will cost, ring 07833 053749 or use the contact form with the address and a few details. We will confirm the figure before booking.
