About our roof survey in Little Stanmore

Our roof surveys cover Little Stanmore and the wider South East. Visits run on any day of the week. We’re insured for professional indemnity and public liability. You get a written report by email, with photos and clear recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. To arrange a survey, call 07833 053749 or use the contact form. If you’ve noticed torn or sagging underlay and loose ridge or hip tiles, a survey will tell you what’s going on.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Why it is worth a survey now in Little Stanmore

A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, which makes later changes easy to spot. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Little Stanmore: your questions answered

Do you survey roofs for landlords with property near Mill Hill Broadway station?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or email us with the address and what you need.

Is drone flying allowed in Little Stanmore?

Typically it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying.

Will you climb onto the roof?

Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where it applies.

What do you check on a roof survey?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

What we do, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In Little Stanmore, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when you book.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.

Preparing for the visit

  • Tell us about any leaks, stains or damp patches you know of
  • Have keys ready for side gates, garages or roof access doors
  • Move anything stored under the loft hatch

How to book

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To get started, phone 07833 053749 or email us.

What we can’t see

To be straight with you, there are limits to any roof survey:

  • Asbestos testing of any kind
  • How the roof will behave in every kind of weather
  • Whether the roof structure meets design loads

If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey before you book. What our survey covers.

Roofs we survey in Little Stanmore

  • Clay and concrete tiles
  • Ridges, hips and valleys
  • The roof space
  • Flat roofs
  • Natural slate
  • Lead flashings
  • Chimney stacks

Different roofs, different checks

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted.

Clay plain and peg tiles

Older homes in the Weald and across the South East frequently have clay plain tiles. When pegs or battens rot, tiles slip, leaving gaps along the courses.

Roof surveys in Little Stanmore: local notes

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Little Stanmore is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Historic houses such as Headstone Manor, about 3.1 miles west, show how far back building around Little Stanmore goes. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. Landlords with a home close to Mill Hill Broadway station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark like Church of St Lawrence, its chimney, valleys and lead work are likely to be the parts that need attention first.

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
