Chimney survey in Broadfields Estate: what you get

If a chimney looks out of line, it’s worth getting it checked. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. We are often asked to look into cracked or missing flaunching and damp on a chimney breast inside, on lead flashings, chimney pots and cowls and brick chimney stacks.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Broadfields Estate with this kind of roof, the hidden gutter is one of the first things to check.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

FAQs for Broadfields Estate

Will parking be an issue for a roof survey in Broadfields Estate?

It rarely stops a survey, but it’s worth planning. Tell us what parking is available nearby, and the visit is planned around it.

Does a conservation area affect roof work in Broadfields Estate?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Will I get photos?

Yes, every report has them. Each finding is shown in a picture where possible.

How fast do I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

How experienced are you?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

What do you check on a chimney?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there is safe access. Everything is written up with photographs.

Roof by roof

Chimney pots and cowls

On redundant flues, we look at how the pots are capped. Poor capping can lead to damp inside the stack.

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We check the breasts and the stack in the loft space where we can reach.

What this survey cannot tell you

It is a careful look at the chimney stack, not the whole story. Its limits include:

  • Gas safety checks, which need a Gas Safe registered engineer
  • Whether the flue is safe to use
  • Hidden damage within the stack

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

What we look at

  • Shared and party-wall stacks
  • Brick chimney stacks
  • Flaunching
  • Chimney breasts
  • Chimney pots and cowls
  • Lead flashings

The survey, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes an hour or two at a typical home, with bigger or more complicated roofs taking longer. In Broadfields Estate, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Before the survey

  • Clear the way to the loft hatch
  • Point out any leaks or damp patches
  • Agree roof access with the managing agent if it is shared

Advice

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or send us an email.

What a chimney survey looks like in Broadfields Estate

The wider area around Broadfields Estate has a long history of building, with Headstone Manor about 4.1 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you own one of the older houses in the streets near St Andrew, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building like Rosh Pinah Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Shop and office owners around Broadwalk Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Useful tips for Broadfields Estate property owners

Most of what helps is simple and safe from the ground. A few suggestions:

  • Check your stacks from ground level after strong winds
  • Make sure fixings on the stack are secure
  • Don’t use a ladder to reach the stack yourself
  • Note any damp on chimney breasts and when it appears

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Check redundant flues are capped with ventilation. Ventilation helps keep the stack dry.
