New roof snagging in Broadfields Estate: what you get

Our inspection covers the slates or tiles, ridges, verges, hips and valleys plus flashings and roof ventilation. We check the underlay at the eaves where it’s visible, and we look at the gutters too. The report sets out what we found with photographs. Any debris left behind or damage to other parts is recorded too. If you’re worried about underlay at the eaves left exposed and gutters blocked by building debris, we can find out what’s behind it.

London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. For a purchase or a new roof in Broadfields Estate, that shapes what can be checked: only the parts we’re given access to and can see safely are inspected. If it is a flat, the lease normally sets out who is responsible for the roof.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Checking the roof from the ground

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

FAQs for Broadfields Estate

Is parking a problem for a survey in Broadfields Estate?

It can be, so it’s useful to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

Is my home in Broadfields Estate listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you walk on the roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

Can you survey at the weekend?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, call 07833 053749 or drop us an email.

When to book a survey in Broadfields Estate

Roofers don’t always clear every gutter and lower roof. Broken tiles, offcuts and nails can block gutters and on extension roofs.

These are some of the problems a survey can pick up:

  • Underlay ending short at the eaves
  • Verge tiles or slates not secured
  • Tiles or slates sitting out of line
  • Gutters blocked by building debris

The streets around a church such as St Andrew are often among the oldest in a place, and if you own one of the older houses nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What to check before booking

  • How much experience they have with roofs like yours
  • Which viewpoints they use to see the roof
  • Their drone registration, if they fly one
  • What they will not be able to tell you

What a roof survey includes

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Watch for gutters overflowing in rain
  • File all paperwork for the new roof
  • Put any issues to your roofer in writing
  • Agree snagging with your roofer at the start

The report gives your roofer a clear list to work through. Any disagreement about the work is between you and them, and our part is to report what we see.

Keep the final payment until the roof has been checked, where your contract allows. It keeps the job open until it is right.

What affects the price in Broadfields Estate

Not every roof costs the same to survey, and it comes down to:

  • Extra roofs, like extensions, dormers or garages
  • Roof area
  • Chimneys, valleys, parapets and other details
  • If the survey needs thermal imaging or a drone

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Helping us price your survey

Before you get in touch, it helps to have:

  • Where the property is, with the postcode
  • Photos of the roof, taken safely from ground level or a window
  • What’s prompted the survey
  • Any stains, drips or damp patches you’ve seen indoors

Every survey is priced before it’s booked, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or send us an email.

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. You’re welcome to ask questions while we are there. In Broadfields Estate, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when you book.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Before the survey

  • Unlock side gates and any roof access doors
  • Keep pets in another room
  • Agree roof access with the managing agent if it’s shared

Getting a price

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or drop us an email to find out.

New roof snagging around Broadfields Estate

About 4.1 miles south-west lies Headstone Manor, a reminder of how long the area around Broadfields Estate has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

For a London address like Broadfields Estate, it’s useful to know about controlled parking before the day. For landlords with property near Mill Hill Broadway station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
