New roof snagging near Edgware Bury

New roof snagging for homes and businesses in Edgware Bury

Ventilation matters on a new roof. We look for ridge, eaves or tile vents where they’ve been fitted, and check the loft space for signs of condensation. We note what we can see. Missing or blocked ventilation can lead to condensation over time, which is easier to put right while the roofer is still involved. We record what we see. If you’re worried about underlay ending short at the eaves and flashings not properly dressed or fixed, we can find out what’s behind it, on flashings and valleys, new-build homes and ridges and verges alike.

Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, so a property in Edgware Bury might be any of these. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the new roof, any defects and our written recommendations.

What happens if roof problems are left?

Offcuts left in a gutter can block it that soak walls. Finding it now is simpler than tracing damp later. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

How it works

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey usually takes roughly 1–2 hours for most homes, depending on how much new work there is to check. In Edgware Bury, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. The loft space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

Preparing for the visit

  • Keep pets inside or away from the areas we’re looking at
  • Check the loft hatch can be reached
  • Buyers: confirm access with the estate agent or seller

What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

How we price new roof snagging

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The height of the building and how the roof can safely be seen
  • Whether you choose the Basic, Standard or Premium Survey
  • Commercial roofs and larger buildings
  • Roof area

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

When you call or email, these details help:

  • The address and postcode of the property
  • What’s prompted the survey
  • Any photos you have, taken from the ground or a window
  • Any marks or damp showing indoors

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or send us an email.

New roof snagging around Edgware Bury

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. About 4.1 miles south-west lies Headstone Manor, a reminder of how long the area around Edgware Bury has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Elstree & Borehamwood station, a roof report gives you a clear picture before you buy or settle up with a roofer. Take an older house close to St Andrew: the roof may have had decades of patch repairs, and the survey shows where they are. Parking in Edgware Bury, as in most of London, takes a little planning: tell us about permits, visitor bays or off-street space when you book, as a space near the door cannot be promised.

Edgware Bury questions

Is my home in Edgware Bury listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will parking be an issue for a roof survey in Edgware Bury?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

How do I book a survey in Edgware Bury?

To arrange a survey, call 07833 053749 or email us and let us know the address and what you want to find out. We will confirm the price and find a day that suits.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.

Can you inspect the roof on a new-build home?

Yes. We check new-build roofs from safe vantage points and the loft space and record any snags. It’s worth booking before your builder’s defects period ends.

Tips that help

Over many surveys, some simple habits stand out:

  • Tell your roofer the work will be inspected
  • Check before your warranty period ends
  • Arrange the inspection before settling the final bill
  • Look for debris left in gutters from the ground

Questions about the findings are welcome. With the Standard Survey there’s a follow-up consultation and Premium an in-person consultation.

Tell your roofer at the start that the work will be inspected. It sets clear expectations and time is set aside for snags.
