Landlord roof surveys in The Hale

Landlord roof survey in The Hale: what you get

A landlord roof survey shows you the state of a roof in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. You get a written report with photos and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. We survey blocks of flats, flat roofs on blocks and gutters and downpipes, and common reasons people get in touch are ceiling stains reported by tenants and damaged party-wall upstands or parapets.

London has Victorian and Edwardian terraces in almost every borough, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in The Hale are no exception. Lead flashings and shared chimney stacks on these houses need a close look too.

We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to.

What a landlord roof survey doesn’t cover

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Legal advice on leases or service charges
  • Asbestos testing of roof sheets or soffits
  • The rest of the building, as a RICS Level 2 or 3 survey would

If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey before you book. The full list of what we check.

What this survey covers

  • Shared roofs
  • Rented houses
  • Blocks of flats
  • Gutters and downpipes
  • Converted houses
  • Flat roofs on blocks

The survey, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about one to two hours for a house, and longer for a block or a building with several roofs. In a London area like The Hale, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at whatever is safely visible from ground level, windows, the loft and, where it is safe, the roof itself.

  1. We start with what you know about the building and its history.
  2. We confirm the access we will need.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photos.

Before the survey

  • If you are buying, check with the agent that we can get in
  • Agree roof access with the managing agent if it’s shared
  • Note where any stains or damp appear

Booking a survey

Most bookings start with a short call: phone 07833 053749 or drop us an email. The price is agreed before a date is set.

Advice

Landlord roof surveys around The Hale

Historic houses like Headstone Manor, about 4.4 miles south-west, show how far back building in the area around The Hale goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you run a business near Broadwalk Centre, a dated report on the roof is useful for planning and for any lease discussions. For an older house near a landmark like John Keble Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What we are asked to look at in The Hale

Tenants and leaseholders rarely look at the roof. Defects up on the roof can go unreported for a long time particularly where the roof cannot be seen from the street.

These are some of the problems a survey can pick up:

  • Ponding or splits on flat roofs
  • Slipped or missing slates and tiles
  • Blocked gutters over flats
  • Chimney stacks in poor repair

Trees in and around Stoneyfields Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Before booking any roof surveyor

  • How they plan to inspect the roof safely
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether VAT is added on top
  • Whether the loft is part of the inspection

Different roofs, different checks

Flat roofs on blocks and rear additions

Felt flat roofs often need replacing after around 15–20 years, so their age matters.

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner and the report helps with that.

FAQs for The Hale

Do you survey roofs for landlords with property near Mill Hill Broadway station?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or drop us an email with the details.

Is parking a problem for a survey in The Hale?

Usually it’s manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
