The Hale Roof Leak Investigation
We take a careful look at the leaking roof at your property in The Hale, and put it all in a report with photographs.
- Stains around a skylight
- Staining where a gutter or parapet meets the wall
- Water dripping from rafters or underlay
Roof leak investigation in The Hale: what you get
Our roof leak investigations cover The Hale and the wider South East. Surveys are carried out on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. You get a photo-illustrated written report and recommendations. If it’s leaking right now, contain the water and keep it clear of electrics, then call 07833 053749 or drop us an email to arrange a visit. We survey the roof space, valleys and parapet gutters and flat roof details, and the problems we’re asked to look at most are damp patches next to the stack and ceiling stains that grow after rain.
In London, leaks often start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. For a leak or storm damage in The Hale, those hidden details are where the inspection begins. Water from a hidden gutter can run along joists and show up a room or two away.
If any part of the leaking roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

How it works
Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take about one to two hours at a typical home, and longer for a large or complex roof. London terraces rarely offer a view of the whole roof from one spot, so in The Hale we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.
- You get in touch with details of the leak and any photos.
- Inside, we check the damp area and the roof space above it.
- Outside, we check every likely route in.
- We use moisture detection, and thermal imaging where it is useful.
- Your report sets out where the water is most likely getting in, with photos and recommendations.
Before we arrive
- Leave side gates unlocked
- Point out any leaks or damp patches
- Keep pets inside or away from the areas we’re looking at

Advice
Why it is worth a survey now in The Hale
Damp in a ceiling or loft can lead to mould. Once mould takes hold, it is harder to clear. Stopping the water is the first step. In The Hale, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
To find out what your survey will cost, ring 07833 053749 or send us an email and let us know about the roof. We’ll confirm the figure before booking.

What affects the cost of roof leak investigations
Several things affect the price of a survey:
- Height and safe access
- Basic, Standard or Premium
- The roof’s overall size
- The number of roofs, including extensions and garages
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you need to know.
What we need to know
When you call or email, these details help:
- Anything about access we should know
- Any photos you have, taken from ground level or a window
- The type of building and roof, such as pitched or flat
- The address and postcode of the property
To book a survey, phone 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.
Tips from our surveys
Here are a few things we’d tell any owner:
- Note the weather when the leak shows
- Mention earlier attempts to fix the leak
- Do not touch fittings that water is reaching
- Catch drips in a bucket and protect the floor
Once the work is done, hold on to the report. If the leak returns, it is a useful record of what was found, which makes the next step quicker.
Check the loft after heavy rain, with care and a good torch. Look for drips, damp patches and stains on timbers. Take photos of anything that changes.
What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
What we look for on each type of roof
Parapet and box gutters
Hidden gutters run behind parapets or between roofs. A blocked outlet sends water over the lining and into the building.
Valleys
Stains from a valley leak often show some distance off. From inside the loft space, we follow the water’s route back.
The Hale questions
Is The Hale in the area you cover?
Yes. We cover the whole of London and South East England, and The Hale is part of that. You can ring 07833 053749 or email us with the address and a few details, and we’ll talk through which survey suits.
Can parking be tricky for a visit in The Hale?
Parking in The Hale, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available as you book.
How experienced are you?
More than 5,000 surveys over 20+ years.
Do I need to be at home?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Why is the stain in a different place from the leak?
Rain that gets in will run along whatever it lands on. On a pitched roof it often runs down a rafter before it finds a way through the ceiling. Tracing that path is the heart of a leak investigation.
How soon will I get the report?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
I live in a flat. Can you survey the roof?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
Wind, rain and roofs in The Hale
About 4.4 miles south-west lies Headstone Manor, a reminder of how long the area around The Hale has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Where water gets in depends a good deal on what the roof is made of and how it is detailed.
Shop and office owners around Broadwalk Centre may find that a quick answer on where water is coming in keeps a business running. If you look after a building such as Mathilda Marks-Kennedy Jewish Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. If you own a rental within reach of Mill Hill Broadway station, tracing a leak quickly matters when a tenant is living with it.
