FAQs for Burnt Oak
Will parking be an issue for a roof survey in Burnt Oak?
Parking in Burnt Oak, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.
Do you cover Burnt Oak?
We do. The survey and report are the same in Burnt Oak as anywhere else.
How much is a survey?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
What’s the best way to book?
It’s easiest to phone 07833 053749 or send us an email. Give us the address and some details about the roof, and we will suggest the right survey. We survey on weekdays, Saturdays and Sundays.
Will you walk on the roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.
Do you carry professional indemnity insurance?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
Roof leak investigation in Burnt Oak: what you get
The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. It gives any roofer a clear brief. We find and report the source, and the repair itself is a separate job. We survey chimney stacks, the roof space and flat roof details, and the problems we are asked to look at most are damp patches next to the stack and stains around a skylight.
In London, leaks often start somewhere hidden: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. Whether you are tracing a leak or recording storm damage in Burnt Oak, those are among the first places to look. Water from a hidden gutter can run along joists and show up a room or two away.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we do, step by step
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take an hour or two at most homes, or half a day or so for a commercial building. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Burnt Oak runs like any other.
- You let us know where the water shows and when it appears.
- The visit starts indoors, at the stain and in the loft.
- Outside, we look at every likely route in.
- Where it helps, we take moisture readings and use thermal imaging.
- You receive a written report with photos showing the likely source and what needs attention.
Before we arrive
- Leave side gates unlocked
- Agree roof access with the managing agent if it’s shared
- Let us know where we can park nearby

What we look for on each type of roof
Chimney stacks
Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection.
Lead flashings
Wherever a roof meets a wall or stack, a flashing keeps rain out. We check for lead that has lifted, split or slipped, and for flashings that have been patched with bitumen.
What else we do in Burnt Oak
Before and after the survey
A few practical points come up again and again on our surveys. They apply to most roofs:
- Don’t climb onto the roof to look
- Mention any plumbing above the damp area
- Have an electrician check any wet fittings
- Write down the wind direction and rain when it leaks
Keep the report after the work is done. If the leak returns, it’s a useful record of what was found.
Look at the roof from the ground after strong winds. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.
Burnt Oak roofs and the weather
Historic houses such as Headstone Manor, about 4.2 miles west, show how far back building in the area around Burnt Oak goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. The covering and its details give the first clues when tracing where water is coming from.
If you own a rental within reach of Mill Hill Broadway station, a tenant living with a leak needs the cause found, not just the stain painted over. If you look after a shop, office or commercial unit, for instance near Broadwalk Centre, a leak can close part of a shop or office, so finding the cause quickly matters.

What happens if roof problems are left?
Damp loft insulation loses much of its value. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Do you need a roof leak investigation in Burnt Oak?
A gutter that overflows can soak a wall and mark the ceiling inside. Hidden gutters behind parapets cause the most trouble, since a blocked outlet sends water over the lining and into the building.
Look out for signs like these:
- Wet patches on loft insulation
- Damp ceilings under a flat roof
- Wet patches high on an inside wall
- Ceiling stains that grow after rain
The streets around a church like John Keble Church are often among the oldest in a place, and if your house is among the older ones nearby, lead flashings, valleys and old chimneys are typical places for water to get in.

DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
