Roof surveys for homes and businesses in Deacon's Hill
Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. Typical surveys look at slipped, cracked or missing slates and tiles and valley linings that have cracked or split, across clay and concrete tiles, natural slate and lead flashings.
In a small place like Deacon's Hill, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What we can’t see
We only report what can be seen safely on the day, so some things are outside what a survey can do:
- The condition of the rest of the building (that is a RICS home survey)
- Faults hidden behind ceilings or boarding
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before you book. What our survey covers.
What we look at
- Chimney stacks
- Clay and concrete tiles
- Lead flashings
- Flat roofs
- Ridges, hips and valleys
- The roof space
- Natural slate
The survey, step by step
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Deacon's Hill often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Before the survey
- Point out any leaks or damp patches
- Buyers: confirm access with the estate agent or seller
- Dig out any old roof reports or invoices

Common questions in Deacon's Hill
How do I find out if my home in Deacon's Hill is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Can a landlord with a rental near Elstree & Borehamwood station book a roof survey?
Yes, rented property is part of what we cover. You can phone 07833 053749 or send us an email with the address and some details, including who will give access on the day.
Do you go up on the roof?
Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.
Do you cover Deacon's Hill for roof surveys?
Yes. Deacon's Hill is part of the area we cover.
How do I arrange a roof survey in Deacon's Hill?
Just ring 07833 053749 or send us an email with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
How long will you be at the property?
It usually takes roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. Report times depend on the package.
Tips that help
Small things make a difference. Some pointers:
- Include dormers, porches and garages when booking
- Don’t climb onto the roof yourself
- Keep the report with your property records
- Mention any damp patches when booking
File the report with your other home documents. It’s a useful baseline for future surveys, and it can help when you sell.
Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.
Can I check my roof myself?
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
How the survey changes by roof type
Chimney stacks
We check the pots, flaunching, pointing and flashings of each stack. Leaning stacks and loose pots are recorded.
Natural slate
Slate is one of the most durable roof coverings, but its nails often corrode first. We check for slipped, cracked and missing slates, and for clips that show past repairs.
Roofs, chimneys and gutters in Deacon's Hill
Elstree Aerodrome is about 3 miles from Deacon's Hill. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. The wider area around Deacon's Hill has a long history of building, with Headstone Manor about 4.7 miles south-west. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
For an older house near a landmark like Church of St Nicholas, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near Elstree & Borehamwood station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a shop, office or commercial unit, for instance near Broadwalk Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
