About our flat roof survey in Elstree
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a report with photos and our recommendations. We survey felt flat roofs, mastic asphalt and upstands and outlets, and the problems we’re asked to look at most are a sagging deck under the covering and upstands pulling away from walls.
In a small place like Elstree, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Check ceilings under the roof for damp patches
- Book a survey every few years
- Check new fixings through the roof are properly sealed
- Ask contractors to protect the roof if they work on it
Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.

The survey, step by step
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Rural addresses near Elstree can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there is access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Before the survey
- If the roof is shared, arrange access with whoever manages the building
- Buyers: confirm access with the estate agent or seller
- Note where any stains or damp appear

What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
When you need someone else
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- The condition of the deck or insulation hidden under the covering
- Whether the deck or joists are strong enough
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and doesn’t.
