Questions from Elstree

I let a flat near Elstree & Borehamwood station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.

Will you come out to Elstree?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll plan the survey around it.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Do you test soffits or gutters for asbestos?

No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details when booking.

Gutter survey in Elstree

Gutters have to slope gently towards the outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. Common reasons to book are valley or box gutters that overflow inside and gutters full of debris and silt, across downpipes, eaves gutters and outlets and hoppers.

Somewhere as small as Elstree, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

Tips that help

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Watch the gutters during heavy rain
  • Check from the ground or a window, not a ladder
  • Include valley, parapet and box gutters when clearing
  • Check that downpipes are firmly fixed to the wall

The report comes with photos and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so check they’re included in any clearing work.

What a survey costs

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The type of building, from a house to a block or an office
  • The size of the roof
  • Which survey package you book

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Helping us price your survey

These details help when you get in touch:

  • Any marks or damp showing indoors
  • Any photos you have, taken from ground level or a window
  • Anything about access we should know
  • The address and postcode of the property

Getting a price is simple: just phone 07833 053749 or email us and give us a few details about the property and we will point you to the right survey. The price is agreed up front.

The survey, step by step

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, from the ground, from windows, in the loft space and by drone where it applies. Most surveys take about one to two hours for most houses, though large, tall or awkward roofs take more time. Older rural homes like those around Elstree can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Find any records of previous roof work
  • Have keys ready for side gates, garages or roof access doors
  • Keep pets inside or away from the areas we’re looking at

Gutter surveys around Elstree

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. About 4.1 miles south-west lies Headstone Manor, a reminder of how long the area around Elstree has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Trees in and around Aldenham Country Park shed leaves that can end up in nearby gutters. If you live in an older home near Church of St Nicholas, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you run a business near Broadwalk Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Elstree is about 2 miles south-west of Borehamwood, in Hertfordshire. In Elstree, as across Hertfordshire, every roof gets the same careful survey. Across Hertfordshire, we cover Elstree and the places around it. Our London page covers surveys nearby.

How the survey changes by roof type

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. We check it where it is safe to see.

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear, and brackets can sag under load.

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

Landlords, agents and building managers in Elstree and across Hertfordshire can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or send us an email.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The inside of a downpipe along its whole length
  • Rot or damp concealed behind fascias or inside walls
  • Parts of gutters that cannot be seen safely

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before you book. The full list of what we check.
