Gutter surveys in Deacon's Hill

Before and after the survey

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:

  • Watch the gutters during heavy rain
  • Have overhanging branches cut back
  • Do not leave hidden gutters out of a clear-out
  • Watch ceilings under valley gutters for fresh marks

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email once it is done.

Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.

How a gutter survey works in Deacon's Hill

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that normally means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a report with photos. If you’ve noticed dripping or leaking gutter joints and fascia boards damaged by overflowing water, a survey will tell you what’s going on.

Somewhere as small as Deacon's Hill, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we can’t see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Pipes below ground level
  • Blockages deep inside downpipes
  • Confirming asbestos in older rainwater goods

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before you book. The full list of what we check.

Roof types and parts we check

  • Valley gutters
  • Downpipes
  • Outlets and hoppers
  • Fascias and soffits
  • Parapet and box gutters
  • Eaves gutters

What you can safely check yourself

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

Different roofs, different checks

Lead-lined valley and parapet gutters

We check the lining, the joints and the outlets as far as they can safely be seen. Missing lead is something we check for too.

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.

Gutter surveys around Deacon's Hill

Headstone Manor, about 4.7 miles south-west, is one of the historic houses in the wider area around Deacon's Hill. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For businesses in and around places such as Broadwalk Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Trees in and around Edgwarebury Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. Take a building like Summerswood Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Deacon's Hill is about 1 mile south of Borehamwood, in Hertfordshire. Whether the building in Deacon's Hill is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Deacon's Hill is one of the places in Hertfordshire we cover. We also survey roofs in London.

Every address in WD6 is covered for gutter surveys, from the main roads to the quietest streets. If you need a gutter survey at a property on Grange Road, Vale Avenue and Barnet Lane or a nearby road, we can survey it. Deacon's Hill sits on or near the A411. If you are just outside Deacon's Hill, we cover Edgware Bury (1 mile south), Elstree (1 mile west), Borehamwood (1 mile north), Broadfields Estate (1 mile south) and Rowley Green (2 miles north-east). Further out, we also cover Watford (5 miles west), Hemel Hempstead (11 miles north-west), St Albans (8 miles north), Welwyn Garden City (11 miles north), Harpenden (12 miles north) and Hoddesdon (14 miles north-east).

Deacon's Hill questions

Is Deacon's Hill within the area you cover?

Yes. Deacon's Hill is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

How do I find out if my home in Deacon's Hill is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when booking.

Do you test soffits or gutters for asbestos?

No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

What happens next?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just phone 07833 053749 or use the contact form for a price.

What we do, step by step

The aim of the visit is simple: to see as much of the gutter as can safely be seen and record it clearly. Notes and photos go into the written report. The visit normally takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Around Deacon's Hill, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

How to prepare

  • Find any records of previous roof work
  • Check the loft hatch can be reached
