Gutter Survey in Rowley Green
A survey of gutters, valleys, outlets and downpipes in Rowley Green. More than 5,000 surveys completed across London and South East England.
- Gutters full of debris and silt
- Valley or box gutters that overflow inside
- Downpipes that are split or coming away
What a gutter survey doesn’t cover
Without opening up the roof, some things stay hidden, so a survey has limits:
- What’s hidden inside a downpipe
- The inside of buried drains
- Rot or damp concealed behind fascias or inside walls
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and does not.

How a gutter survey works in Rowley Green
Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. It’s an easy job to put off but it rarely improves. We survey valley gutters, downpipes and eaves gutters, and common reasons people get in touch are leaks at the gutter joints and hoppers and outlets full of debris.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Rowley Green as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.
The report records the gutter as we found it on the day. It is useful straight away, and a good reference for later, such as when you want to compare after future work.

What a survey costs
Survey packages start from £150, including VAT. What you pay for your roof depends on:
- How tall the building is and how easy the roof is to see
- The use of thermal imaging or a drone
- Extensions, dormers and garages with roofs of their own
- Whether it’s a home or a commercial building
Gutter survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.
Getting in touch
These details help when you get in touch:
- What’s prompted the survey
- How the loft is reached, if there is one
- The property’s address and postcode
- What kind of property and roof it is
Once you know what you need, ring 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day.
How the survey works
Once we’ve finished looking, we write up our findings as a photo-illustrated written report, sent to you by email. On timing, it usually takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. For a visit in Rowley Green, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.
- You tell us where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Getting ready for the survey
- If it is not your property yet, arrange access through the agent
- For a flat or shared roof, check access with the freeholder or managing agent
- Dig out any old roof reports or invoices

Rowley Green questions
Will parking be an issue for a roof survey in Rowley Green?
Parking in Rowley Green, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.
I let a flat near Elstree & Borehamwood station. Can you check the roof?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Does the season matter for a gutter survey?
Any time of year works. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.
Can the survey be at a weekend?
Yes. We survey on weekdays and at weekends. To find a day that suits, call 07833 053749 or use the contact form.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Will you photograph what you find?
Yes. Photos are part of every report, so you can see each point for yourself.
Different roofs, different checks
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear and brackets may drop under the weight of debris.
Aluminium and other metal gutters
Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.
Gutter surveys in Rowley Green: local notes
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Rowley Green is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first. About 3.7 miles north-east lies Wyllyotts Manor, a reminder of how long the area around Rowley Green has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
Living close to Barnet Gate Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn. For site and facilities teams at buildings such as Saffron Green Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Surveys in Rowley Green work the same way as everywhere we cover: a proper look at everything that’s safely in view, photographs and a clear written report. What we’re asked to look at in Rowley Green
Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.
Problems we come across often include:
- Leaves and moss blocking gutters
- Blocked outlets and hoppers
- Water backing up from a hidden gutter
- Water spilling over the gutter edge
For landlords with property near Elstree & Borehamwood station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
