Gutter survey in Well End: what you get
Gutters are usually fixed to fascia boards, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey parapet and box gutters, downpipes and outlets and hoppers, and common reasons people get in touch are joints that drip after rain and downpipes that are split or coming away.
Older buildings in small places like Well End may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
Where we can’t see part of the gutter, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Honest limits
Before booking, it is worth knowing what a survey won’t do:
- Blockages deep inside downpipes
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Rot or damp concealed behind fascias or inside walls
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.
What we look at
- Outlets and hoppers
- Valley gutters
- Parapet and box gutters
- Eaves gutters
- Fascias and soffits
- Downpipes
The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere as small as Well End, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You tell us where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Before we arrive
- Leave a clear route to the loft
- Keep pets out of the way during the survey
- If the roof is shared, arrange access with whoever manages the building

Related advice
Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Do you need a gutter survey in Well End?
Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and lets weeds take root.
It is worth booking a survey if you’ve seen:
- Fascia boards damaged by overflowing water
- Sagging gutters and loose brackets
- Leaks at the gutter joints
- Valley or box gutters that overflow inside
Shop and office owners around Spires Shopping Centre may find that a roof report helps plan work around trading rather than after a leak.
Choosing a roof surveyor
- Is VAT included in the price?
- How soon the report will arrive
- Whether the loft space is looked at, where there is one
- How they’ll see the roof: from ground level, the loft, the roof or by drone
Different roofs, different checks
Aluminium and other metal gutters
Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.
Cast iron gutters
Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints where they can be seen.
What happens if roof problems are left?
A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Outbuildings and barns around Well End are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Whichever you have, the details that tend to fail before the covering itself get the closest look.
