About our roof survey in Well End
We survey roofs in Well End and across London and South East England. We carry out surveys on weekdays and at weekends. We’re insured for professional indemnity and public liability, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photos and recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, call 07833 053749 or drop us an email. If you’ve noticed slates or tiles that have slipped or broken and water stains on rafters and ceiling joists, we can find out what’s behind it.
Somewhere as small as Well End, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Signs you need a roof survey in Well End
Slates and tiles frequently outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone.
Most people get in touch after spotting something like this:
- Loose chimney pots
- Gaps in the roof where coverings have gone
- Ridge tiles that have lifted or moved
- Gutters that overflow in heavy rain
If your house is among the older ones in the streets near St Michael and All Angels Church, old fixings, lead flashings and tall chimneys are typical of older roofs.
What to check before booking
- What they will not be able to tell you
- What exactly goes into their report
- What happens after the report arrives
- Whether the inside of the roof is included
The survey, step by step
We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes roughly 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. In a hamlet or village like Well End, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a photo-illustrated written report and recommendations.
Preparing for the visit
- If it is not your property yet, arrange access through the agent
- Point out any leaks or damp patches
- Tell us about parking before the day

What affects the cost of roof surveys
All our prices include VAT. What changes the price is:
- Which survey package you book
- How big the roof is
- The type of building, from a house to a block or an office
- Whether thermal imaging or a drone is needed
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.
Booking your survey
Getting the details right at the start saves time. It is useful to include:
- The reason for the survey, such as buying, a leak or storm damage
- The type of building and roof, such as pitched or flat
- Any stains, drips or damp patches you’ve seen indoors
- How the loft is reached, if there is one
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or send us an email to find out.
Surveys for landlords and agents in Well End
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the survey around it.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.

Useful tips for Well End property owners
Most of what helps is simple and safe from ground level. Our suggestions:
- Mention any damp patches as you book
- Don’t climb onto the roof yourself
- Photograph stains when they appear
- Watch for slipped slates after bad weather
The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. That helps you decide what to do first.
Keep the roof space ventilated. A stuffy loft collects condensation, and it can wet timbers and insulation. Keep insulation clear of eaves vents.
Well End questions
How do I find out if my home in Well End is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can a landlord with a rental near Elstree & Borehamwood station book a roof survey?
Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and a few details.
What does a roof survey include?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the loft space where there is safe access. You get a written report with photographs and recommendations.
Can you tell me how long my roof will last?
We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
Does the weather affect the survey?
Light rain does not usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.
Will you check the loft?
Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
How many surveys have you done?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.
Roofs, chimneys and gutters in Well End
With Wyllyotts Manor about 3.3 miles north-east, Well End sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.
Anyone responsible for a site like Hertswood Academy will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Shop and office owners around Spires Shopping Centre may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.

What this survey can’t tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Structural calculations (that’s a structural engineer’s job)
- A full building survey of the property
- Faults hidden behind ceilings or boarding
If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey before you book. What our survey covers.
