Independent storm damage roof reports in Well End

What we look for on each type of roof

Ridge and hip tiles

Water can get in where ridge tiles have moved. We photograph and describe the damage.

Chimney stacks

Stacks with existing defects tend to suffer more in storms. We record both the storm damage and the older wear.

About our storm damage roof report in Well End

After a storm, it helps to have a clear record of what happened to your roof. Our report shows the damage in photos and says whether it looks like storm damage, wear and tear, or a mix. We are not loss adjusters, and we can’t say whether a claim will be paid. What we give you is an independent record of the roof. We survey flashings, chimney stacks and ridges and hips, and people most often book us about damage from fallen branches or debris and torn or lifted flat roof coverings.

Many homes in small places like Well End face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Signs you need a storm damage roof report in Well End

Others book after an insurer has queried a claim. An independent report gives you another view of the roof. We can’t say whether the decision will change.

Here are some of the things we see often:

  • New damp or leaks inside
  • Ridge tiles that have come loose
  • Holes or cracks caused by debris
  • Gutters pulled loose in the wind

Anyone responsible for a site like Hertswood Academy will know that tracing a leak on a big roof starts with where the water appears and works back.

Before booking any roof surveyor

  • What the report includes, and whether it has photos
  • What experience they bring
  • Their drone registration, if they fly one
  • What they won’t be able to tell you

What’s in a roof survey

Why it’s worth a survey now in Well End

Many policies expect damage to be reported promptly. Let your insurer know early, and check what your policy asks for. An independent report can follow. Older and listed buildings around Well End may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

Checking the roof from the ground

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in.

Questions from Well End

Is Well End within the area you cover?

Yes. Well End is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you carry out roof surveys in Well End?

Yes, Well End is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime. Just say which days work for you.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Can I check the roof after a storm?

Please do not climb onto the roof. Photograph the damage from below or from a window. Record the date and any damage inside as well.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.

Is there a set wind speed for storm damage?

There is no single figure. Many use gusts of about 55 mph, but each policy sets its own definition. Check your policy wording.

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two at a house, and longer if the damage is spread across a large roof. If you have questions on the day, just ask. In a hamlet or village like Well End, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. We view the roof from wherever it can safely be seen, including the loft where there’s access.
  3. The damage is recorded with photos, area by area.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. The findings are written up with photographs for you to share with your insurer.

Preparing for the visit

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Make sure we can get to the back of the property
  • Make a note of anything you’d like us to look at

What a storm damage roof report looks like in Well End

Historic houses such as Wyllyotts Manor, about 3.3 miles north-east, show how far back building in the area around Well End goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

For landlords with property near Elstree & Borehamwood station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you live in an older home near St Michael and All Angels Church, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.
