Chimney survey in Well End

If a chimney looks out of line, it’s worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. Where it may be a structural concern, we will recommend a structural engineer. We are often asked to look into damaged chimney pots and cowls and flashings pulling away from the stack, across brick chimney stacks, flaunching and shared and party-wall stacks.

Somewhere as small as Well End, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.

Findings are set out part by part, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Look at the chimneys with binoculars after a storm
  • Note any damp on chimney breasts and when it appears
  • Use a Gas Safe registered engineer for gas appliances
  • Ask about consent before removing a chimney on an older property

Once we’ve been, the findings are written up with photos. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Get small mortar repairs done while they’re small. Small repairs now can save bigger work later.

Chimney breasts and the loft

If a chimney breast has been removed below, we note what we can see of the support above. Confirming the support is a job for a structural engineer.

Rendered stacks

Water can get in through cracks and then struggle to dry out. Cracks are photographed and noted.

FAQs for Well End

Does a conservation area affect roof work in Well End?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

I let a flat near Elstree & Borehamwood station. Can you check the roof?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

How soon will I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.

How it works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours for a house, though large, tall or awkward roofs take more time. In a small place like Well End, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.

Before the survey

  • Let us know about parking near the property
  • For flats, check roof access has been agreed
  • Tell us about any leaks, stains or damp patches you know of

How to book

Getting a price is simple: just call 07833 053749 or email us, let us know about the property and we’ll point you to the right survey. The price is agreed up front.

Roofs, chimneys and gutters in Well End

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 3.3 miles north-east lies Wyllyotts Manor, a reminder of how long the area around Well End has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

For an older house near a landmark like St Michael and All Angels Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For businesses in and around places such as Spires Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. If you own a rental within reach of Elstree & Borehamwood station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How we price chimney surveys

Prices vary from roof to roof, and it comes down to:

  • Building height and the viewpoints available
  • How complicated the roof is, with its valleys, chimneys and parapets
  • If the survey needs thermal imaging or a drone
  • Commercial roofs and larger buildings

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Booking your survey

We’ll normally ask about:

  • The property’s address and postcode
  • Where any leaks, stains or damp patches show inside
  • What’s prompted the survey
  • Any photos you have, taken from ground level or a window

When you’re ready to go ahead, phone 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day.

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
