Chimney survey in Dancers Hill

On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. You get a written report with photos and what we recommend. If you’ve noticed disused chimneys trapping moisture and lifted or split lead flashings, we can find out what’s behind it.

Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Dancers Hill are no exception. Lead flashings and shared chimney stacks on these houses need a close look too.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Prices for chimney surveys in Dancers Hill

Several things affect the price of a survey:

  • Roof area
  • Which survey package you book
  • Any need for thermal images or a drone flight
  • Building height and the viewpoints available

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Chimney survey starts from £150, including VAT.

Booking your survey

There’s no need for technical words. Just let us know:

  • The reason for the survey, such as buying, a leak or storm damage
  • The style of property, from a terrace to a block
  • Pictures from the garden or a window, if you have them
  • Any marks or damp showing indoors

Booking is simple: just ring 07833 053749 or use the contact form, let us know about the property and we’ll recommend the right survey. The price is agreed up front.

What a chimney survey does not cover

Before booking, it’s worth knowing what a survey will not do:

  • Gas safety checks, which need a Gas Safe registered engineer
  • Hidden sides of a shared stack
  • The inside of the flue, which needs a sweep or flue specialist

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. The full list of what we check.

What we look at

  • Shared and party-wall stacks
  • Chimney breasts
  • Lead flashings
  • Chimney pots and cowls
  • Flaunching
  • Brick chimney stacks

What happens on the day

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about one to two hours at a house, as part of a look at the roof around the stack. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

How to prepare

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Tell us about any leaks, stains or damp patches you know of
  • Let us know where we can park nearby

Arrange a survey

A quick phone call is normally the easiest start: ring 07833 053749 or email us, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

Advice

Surveys for landlords and agents in Dancers Hill

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays and at weekends, which can make access easier.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Different roofs, different checks

Rendered stacks

Cracked render can let water in and trap it behind. Cracks are photographed and noted.

Flaunching

Cracked flaunching is one of the most common chimney defects we record. Caught early, it is often a small job.

Your questions about chimney surveys in Dancers Hill

Do you survey roofs for landlords with property near Potters Bar station?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Does a conservation area affect roof work in Dancers Hill?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you walk on the roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

How experienced are you?

We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

Can you find out why my chimney breast is damp?

There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you look in the loft space?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Do you need a chimney survey in Dancers Hill?

Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and the report recommends a structural engineer if support is a concern.

It’s worth booking a survey if you’ve seen:

  • Disused chimneys trapping moisture
  • Signs that a stack is leaning
  • Lifted or split lead flashings
  • Mortar washing out of the joints

For businesses in and around places like Spires Shopping Centre, a roof report helps plan work around trading rather than after a leak.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • Whether the loft is part of the inspection
  • When you will get the report
  • Their track record with similar roofs

What a good roof survey covers

Chimney surveys around Dancers Hill

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look. Wyllyotts Manor, about 1.5 miles north-east, is one of the historic houses in the wider area around Dancers Hill. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Homes near green spaces such as King George's Fields (Monken Hadley) can get more leaves in their gutters in autumn. Take a building like Dame Alice Owen's School: large buildings have long gutter runs and big roofs that need checking like any other.
