Chimney Survey in South Mimms
Get a clear view of the chimney stack at a property in South Mimms. We visit on weekdays and at weekends.
- Mortar washing out of the joints
- Cracked or missing flaunching
- Gaps where the stack meets the roof
DIY checks: what’s safe
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
How a chimney survey works in South Mimms
Redundant chimneys are common, especially where fires have been replaced by central heating. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. We’re often asked to look into damp on a chimney breast inside and pots or cowls that look unsafe, across brick chimney stacks, flaunching and chimney breasts.
In a village or hamlet like South Mimms, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we cannot see
Some things can’t be seen without opening up the roof, so a survey has limits:
- Checks on boilers, fires or their flues
- What’s inside the brickwork or behind render, without opening up
- Whether a stack needs rebuilding on structural grounds
If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey before booking. What a survey covers and doesn’t.
What this survey covers
- Brick chimney stacks
- Flaunching
- Chimney breasts
- Shared and party-wall stacks
- Chimney pots and cowls
- Lead flashings
What happens on the day
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect an hour or two at a typical home, and about three to four hours for a commercial roof. Somewhere like South Mimms needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- You tell us whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Getting ready for the survey
- Point out any leaks or damp patches
- Jot down any questions you want answered
- Keep pets in another room

What a chimney survey looks like in South Mimms
Historic houses such as Wyllyotts Manor, about 1.6 miles east, show how far back building in the area around South Mimms goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you live in an older home near Church of St Giles, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near Potters Bar station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Common roof problems in South Mimms
Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.
We’re often asked to look at:
- Cracked or missing flaunching
- Signs that a stack is leaning
- Staining on walls around the chimney
- Loose, cracked or missing pots
For site and facilities teams at buildings such as St Giles' CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Questions from South Mimms
Does a conservation area affect roof work in South Mimms?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
I let a flat near Potters Bar station. Can you check the roof?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
When does the report arrive?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Do you use drones?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. We will talk about access as you book.
Does the report include photographs?
Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
Tips that help
Over many surveys, some simple habits stand out as worth the effort:
- Keep the report to compare against at the next survey
- Check that disused chimneys can still breathe
- Keep track of stains on chimney breasts
- Leave close inspection to people with safe access
Once we have been, the findings are written up with photos. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Make sure redundant flues are capped with ventilation. Ventilation helps keep the stack dry.
