Flaunching

We frequently find flaunching that has cracked or broken away. Caught early, it’s frequently a small job.

Chimney breasts and the loft

In the loft, staining around the stack often shows where water is getting in. We record what we see with photographs.

Chimney survey in Hadley

Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. We’ll tell you if we see anything that suggests they should take a look. We survey lead flashings, brick chimney stacks and chimney breasts, and people most often book us about worn or missing pointing and damaged chimney pots and cowls.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Hadley, as across London, that’s why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

Useful tips for Hadley property owners

From years of surveys, a few habits stand out:

  • Glance at the stacks from the street now and then
  • Photograph damp patches with the date
  • Never climb onto the roof to look at a chimney
  • Find out whether changes to a stack need permission

If the stack is shared, you can pass the report to your neighbour. It shows what we found and where from the viewpoints we used.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Less load on the stack means less strain in wind.

What we do, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes about one to two hours for a house, with bigger or more complicated roofs taking longer. Surveys in Hadley can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Before the survey

  • Dig out any old roof reports or invoices
  • Check the loft hatch can be reached
  • If the roof is shared, arrange access with whoever manages the building

Why get it checked now?

Before deciding what to do with a redundant stack, a survey shows how it is doing. In a conservation area or on a listed building, changes may need permission from the council and the council can advise. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Can I check my roof myself?

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Your questions about chimney surveys in Hadley

Is parking a problem for a survey in Hadley?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

I let a flat near New Barnet station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or email us with the address and what you need, and we’ll talk through which survey suits.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Will I get photos?

Yes. The report includes photos of what we found.

Our stack is shared. Can you still survey it?

Yes. We check the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it, so you can discuss it with them.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

What we are asked to look at in Hadley

Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.

It is worth booking a survey if you’ve seen:

  • Damp patches on chimney breasts
  • Redundant stacks capped without ventilation
  • Lifted or split lead flashings
  • A stack that appears to lean

If you live near a park such as King George's Fields (Monken Hadley), or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Choosing a roof surveyor

  • Whether VAT is added on top
  • Whether any drone flown is registered with the CAA
  • What’s outside the scope of the survey
  • What the report includes, and whether it has photos

What to expect from a roof survey

Chimney surveys around Hadley

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 2.8 miles north lies Wyllyotts Manor, a reminder of how long the area around Hadley has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

The streets around a church such as Christ Church are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like Susi Earnshaw Theatre School: a written record of a large roof helps plan work for the holidays rather than in term time.
