About our drone roof survey in Hadley
Every flight starts with an airspace check. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If permission isn’t given, we inspect by other means and tell you. Prisons have their own drone restriction zones too. If you’ve noticed coverings that have slipped high up on the roof and lead work pulling away at abutments, a survey will tell you what’s going on.
London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Hadley, the address is checked against all of them, and permission is never taken for granted.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What a drone roof survey doesn’t cover
To be straight with you, a roof survey has limits:
- A flight on a day when the weather isn’t safe
- Structural calculations (that is a structural engineer’s job)
- A flight where airspace permission is refused
If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey. What a survey covers and doesn’t.
What we look at
- Tall and steep roofs
- Fragile roofs
- Flat roofs on upper floors
- Valleys and parapet gutters
- Chimney stacks
- Large and complex roofs
Hadley: your questions answered
Is my home in Hadley listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Can parking be tricky for a visit in Hadley?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
What’s the best way to book?
The quickest way is to phone 07833 053749 or email us. Let us know the address and a little about the roof, and we’ll recommend the right survey. Surveys run on weekdays and at weekends.
What’s in the report?
A written report with photos, covering the condition of the roof, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Can you fly a drone in central London?
In some places, only with permission. Restricted areas over Hyde Park, the City of London and the Isle of Dogs need NATS permission before a flight. Every address is checked first, and fall back on other viewpoints if we cannot fly.
Can the drone do thermal imaging?
The drone gives you detailed photos of the outside of the roof. If you need thermal imaging, it’s part of the Premium Survey.

What else we do in Hadley
Why it’s worth a survey now in Hadley
Planning roof work without seeing the roof is a gamble. You get photos of every part we can see, with recommendations prioritised by urgency where relevant. That helps you put the work in order. Any roof job in Hadley means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
Our price is from £400, including VAT. The final price depends on the size and height of the roof, access and the package you choose.
Why choose Independent Roof Survey in Hadley
- More than 20 years surveying roofs
- 5,000+ roofs surveyed
- Professional indemnity and public liability insurance
- An independent look at the roof
Roof by roof
Chimney stacks
Chimney tops are hard to see from the ground. A drone gets close to the pots, flaunching, pointing and flashings, so cracks and gaps are clear.
Large commercial roofs
Many commercial roofs have fragile sheets or roof lights. A drone keeps everyone off them.
What a survey costs
All our prices include VAT. The things that change the price are:
- Any need for thermal images or a drone flight
- Which survey package you book
- The number of roofs, including extensions and garages
- The size of the roof
Every price we give includes VAT. Drone roof survey starts from £400, including VAT. You will know the price for your roof before you book.
Getting in touch
Before you get in touch, it’s useful to have:
- When you need the report by
- Whether there is a loft hatch, a shared roof or tricky access
- Why you want a survey: buying, a leak, a storm or new work
- The type of building and roof, like pitched or flat
Most bookings start with a short call: phone 07833 053749 or use the contact form, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.
What we do, step by step
You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes roughly 1–2 hours at a typical home, and longer for a large or complex roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Hadley runs like any other.
- We start by checking the airspace and any restrictions at your address.
- Where a flight restriction zone or restricted area applies, we seek permission first.
- On the day, we check the weather and the site before flying.
- We fly the drone close to the roof to photograph it in detail, always in sight.
- We email a written report with the photos and our recommendations.
Getting ready for the survey
- Gather any invoices or paperwork from past roof work
- Make sure the loft hatch can be reached
- Jot down any questions you want answered

Advice
Can I check my roof myself?
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
Drone roof surveys in Hadley: local notes
We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). In the open category, flights stay below 120 m (400 ft) and within sight. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight.
If you look after a shop, office or commercial unit, for instance near Spires Shopping Centre, big, flat commercial roofs are where photos from the air and thermal images help most. Controlled parking zones are common in London, so mention any permit rules for Hadley, along with any off-street space. For an older house near a landmark such as Christ Church, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.
