Roof survey in Green Street

Everything we check, we check safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. The Premium Survey adds thermal imaging and, where applicable, a drone, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. Common reasons to book are condensation or damp timbers in the loft and ponding, splits or blisters on flat roofs, on clay and concrete tiles, the roof space and lead flashings.

Somewhere as small as Green Street, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Leave it or get it looked at?

Before you put a home on the market, it’s useful to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect. In a place like Green Street, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Stay off ladders and the roof
  • File the report with your home documents
  • Let us know about past leaks
  • Clear the loft hatch area before we arrive

If you need work done, the report gives roofers a clear brief. The photos show what we found and where, which makes quotes easier to compare.

Every so often, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Photograph anything new.

Roof surveys in Green Street: local notes

Elstree Aerodrome is about 3 miles from Green Street. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Take an older house close to St Michael and All Angels Church: its chimney, valleys and lead work are likely to be the parts that need attention first. With Wyllyotts Manor about 3.7 miles north-east, the area around Green Street has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. Anyone responsible for a site like Parkside Community Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Common questions in Green Street

Is my home in Green Street listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Green Street within the area you cover?

Yes, Green Street is on our map. Villages and rural addresses get the same survey as a town house.

Can you look at a roof that is joined to next door?

Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Let us know about it when you book and we will plan the survey around it.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

How the survey changes by roof type

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.

Natural slate

From the loft, we look at the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs, and we note its condition.

The survey, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes an hour or two for most houses, with bigger or more complicated roofs taking longer. Around Green Street, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from each safe vantage point outside.
  4. Inside, we check the loft space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Find any records of previous roof work
  • Make a note of anything you’d like us to look at
