Gutter survey in High Barnet: what you get

Eaves gutters at the front of a building are easy to spot, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. If you’re worried about overflowing eaves gutters and rotten fascias or stained soffits, a survey will tell you what’s going on.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Common questions in High Barnet

I let a flat near Hadley Wood station. Can you check the roof?

Yes, rented property is part of what we cover. Just call 07833 053749 or send us an email and tell us about the building.

Is my home in High Barnet listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will the survey check for asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.

Will you photograph what you find?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

Is there a good time of year to book a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.

Will you walk on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

Tips that help

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:

  • Watch ceilings under valley gutters for fresh marks
  • Check from ground level or a window, not a ladder
  • Book gutter clearing once a year, more frequently near trees
  • Watch the gutters during heavy rain

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It is sent to you by email as soon as it is ready.

Get the gutters cleared every year or more often near trees. The best time is usually after the leaves have dropped. Clean gutters can do their job.

What affects the price in High Barnet

Prices vary from roof to roof, and it comes down to:

  • The use of thermal imaging or a drone
  • Chimneys, valleys, parapets and other details
  • The type of building, from a house to a block or an office
  • The number of roofs, including extensions and garages

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

When you call or email, these details help:

  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them
  • How the loft is reached, if there is one
  • Your postcode, so we can check access and travel

Every survey is priced before it is booked, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, phone 07833 053749 or drop us an email.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing of old gutters, downpipes or soffits
  • The inside of buried drains
  • The inside of a downpipe along its whole length

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What our survey covers.

Roofs we survey in High Barnet

  • Outlets and hoppers
  • Eaves gutters
  • Parapet and box gutters
  • Downpipes
  • Valley gutters
  • Fascias and soffits

How it works

When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely. The survey normally takes an hour or two at a house, depending on how many gutter runs and downpipes there are. For a visit in High Barnet, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from ground level, windows, the loft and, where it is safe, the roof itself.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

How to prepare

  • Unlock side gates and any roof access doors
  • Dig out any old roof reports or invoices
  • Buyers: confirm access with the estate agent or seller

Advice

Local roofs in High Barnet

Wyllyotts Manor, about 2.9 miles north, is one of the historic houses in the wider area around High Barnet. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first.

Shop and office owners around Spires Shopping Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If your house is among the older ones in the streets near Christ Church, its chimney, valleys and lead work are likely to be the parts that need attention first. If you live near a park such as King George's Fields (Monken Hadley), or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.
