Roof by roof

Box and secret gutters

A box gutter is built into the roof, often behind a parapet and when it overflows, water can get indoors. We inspect them as far as it is safe to see them.

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.

About our gutter survey in Kitts End

Gutters are typically fixed to fascia boards, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey eaves gutters, fascias and soffits and valley gutters, and people most frequently book us about gutters packed with leaves or moss and leaks at the gutter joints.

London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Common roof problems in Kitts End

Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. The survey helps pin down the source before more damage is done.

Look out for signs like these:

  • Gutters packed with leaves or moss
  • Rotten fascias or stained soffits
  • Leaks at the gutter joints
  • Valley or box gutters that overflow inside

For landlords with property near Hadley Wood station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What a roof survey includes

Local roofs in Kitts End

Wyllyotts Manor, about 1.7 miles north, is one of the historic houses in the wider area around Kitts End. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For site and facilities teams at buildings such as Monken Hadley CofE Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Shop and office owners around Spires Shopping Centre may find that a dated report on the roof is useful for planning and for any lease discussions.

What we cannot see

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • The inside of a downpipe along its whole length
  • Confirming asbestos in older rainwater goods
  • Parts of gutters that can’t be seen safely

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Fascias and soffits
  • Downpipes
  • Eaves gutters
  • Outlets and hoppers
  • Parapet and box gutters
  • Valley gutters

How it works

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about 1–2 hours at most homes, though large, tall or awkward roofs take more time. In a London area like Kitts End, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it is safe.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Check pets are kept safely away
  • Leave a clear route to the loft
  • Point out any leaks or damp patches

Leave it or get it looked at?

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now typically keeps the fix smaller. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You’ll know the price for your roof before booking.

FAQs for Kitts End

How do I find out if my home in Kitts End is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Can parking be tricky for a visit in Kitts End?

It rarely stops a survey, but it’s worth planning. Let us know what parking is available nearby, and the visit is planned around it.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Do you cover Kitts End for gutter surveys?

Yes. We cover Kitts End and the rest of Greater London. To book, ring 07833 053749 or email us.

Can you tell me if my old gutters contain asbestos?

No. We do not carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can a gutter survey explain damp on my walls?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside the wall itself, so the report covers what can be seen.
