Questions from High Barnet

How do I find out if my home in High Barnet is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will parking be an issue for a roof survey in High Barnet?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.

How experienced are you?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.

Will you deal with the insurance company for me?

No. We’re not loss adjusters, and we do not negotiate claims. We provide an independent record of the roof for you to send to your insurer.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

What wind speed counts as a storm?

Each policy has its own definition. Many treat gusts of about 55 mph as storm conditions, but check your own wording.

How a storm damage roof report works in High Barnet

Wear and tear is usually excluded from home insurance. That makes the difference between storm damage and old wear important. Our report records both: fresh breaks and recently moved slates or tiles, and older problems such as corroded nails or worn mortar. We describe what we see, whichever way it points. Your insurer then decides how its policy applies. We are frequently asked to look into stains appearing after strong winds and flashings pulled away from walls or stacks, on slate and tile slopes, flashings and flat roofs.

London’s Victorian and Edwardian roofs have often been repaired many times. Telling wear from a one-off event matters, because insurers normally exclude wear and tear. That is as true in High Barnet as anywhere in London. A written record with photographs helps you explain what was found to whoever deals with it next.

After the visit, you get a written report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Roof by roof

Slate roofs

After strong winds, we frequently see cracked and slipped slates. We photograph and describe each one.

Clay and concrete tiles

Tiles can lift, crack or blow off in high winds. We record which are damaged and where.

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.

We survey roofs for letting agents and landlords as well as homeowners. A written report with photos gives you a clear record of the roof, useful for planning maintenance.

Leaks and storm damage in High Barnet

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in High Barnet is one of them, bay roofs, hips and later dormers each have their own details. Each of these roof types has its own typical places for water to get in. With Wyllyotts Manor about 2.9 miles north, High Barnet sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

For businesses in and around places such as Spires Shopping Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. The streets around a church such as Christ Church are often among the oldest in a place, and if your house is among the older ones nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you live near a park such as King George's Fields (Monken Hadley), or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

What this survey cannot tell you

It’s a careful look at the roof, not the whole story. Its limits include:

  • What your policy covers, which depends on its wording
  • A decision on your insurance claim
  • The work of a loss adjuster appointed by your insurer

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before booking. The full list of what we check.

Roof types and parts we check

  • Flashings
  • Chimney stacks
  • Gutters and fascias
  • Flat roofs
  • Slate and tile slopes
  • Ridges and hips

What we do, step by step

Every roof is different, but as a rough guide the survey takes about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. You are welcome to ask questions while we are there. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.

  1. We start with what you’ve seen and any temporary repairs.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. We view the roof from safe positions.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photos.

Getting ready for the survey

  • Note where any stains or damp appear
  • Have any paperwork from past roof work to hand
  • Keep pets in another room

Related advice

Leave it or get it looked at?

Leaving storm damage can let water into the loft space and rooms below. That can add to the damage and make it harder to separate from the storm. A roofer should deal with emergency protection quickly. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the exact price before you book.
