Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Keep pets indoors during the flight
  • Let neighbours know about the flight if your roof is shared
  • Make sure the loft can be reached
  • Keep a clear space in the garden or drive for take-off

If you need work done, roofers can work from the photos. The photos show the location and extent of every problem.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. On tall buildings, use a professional with the right access equipment. Blocked hidden gutters cause many leaks.

Drone roof survey in Elstree

Before any flight, we check the airspace. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If we can’t fly, we use other safe vantage points instead and tell you. Prison sites also have drone restriction zones. If you’ve noticed blistered or cracked flat roof coverings and hidden gutters full of leaves, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Elstree, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from ground level. Weather and airspace are looked at before the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

Roof by roof

Large commercial roofs

Older cement sheet roofs may contain asbestos. We flag it in the report so a specialist asbestos surveyor can check.

Ridges and hips

The ridge takes wind from both sides. A drone shows cracked mortar and loose ridge tiles.

How we price drone roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • House, block, shop or office
  • If the survey needs thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own
  • Height and safe access

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

What we need to know

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • Pictures of the roof from a safe spot, if you have them
  • Where water is showing inside, if it is
  • What’s prompted the survey
  • The property’s address and postcode

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or drop us an email.

How it works

Once we have finished looking, we write up our findings as a written report with photos. As for time on site, most surveys take about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Cottages and farmhouses around Elstree often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We confirm whether a drone suits your roof.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. Where there’s safe access, we check the loft as well.
  5. You get photos, findings and clear recommendations.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • Make sure we can get to the back of the property
  • Mention any parking restrictions on your street

Drones, thermal imaging and Elstree roofs

Elstree Aerodrome is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. About 4.1 miles south-west lies Headstone Manor, a reminder of how long the area around Elstree has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as Church of St Nicholas are frequently among the oldest in a place, and if your house is among the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you run a business near Broadwalk Centre, large commercial roofs are frequently easiest to see from above or with a thermal imager. Anyone responsible for a site like St Nicholas Elstree Church of England VA Primary School will know that a drone or thermal camera can show a large roof in a single visit.

Elstree is about 2 miles south-west of Borehamwood, in Hertfordshire. Whether the building in Elstree is a house, a flat or a commercial unit, we can survey the roof. Elstree is one of the places in Hertfordshire we cover. We also survey roofs in London.

Your questions about drone roof surveys in Elstree

Is my home in Elstree listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is drone flying allowed in Elstree?

The answer turns on the exact location and the conditions on the day. Elstree is about 2 miles from Elstree Aerodrome, so the Drone Safety Map is checked for restrictions around it before we fly. A small drone can’t fly safely in strong wind or a downpour.

How much is a survey?

Our price is from £400, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

What happens after the survey?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

When you need someone else

In fairness, there are limits to any roof survey:

  • A flight on a day when the weather isn’t safe
  • Flying in a flight restriction zone without the airport’s permission
  • A structural engineer’s report

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.
