How a drone roof survey works in Edgware Bury

A drone can see more than your roof, so we take care. The camera stays on your roof, not on gardens or windows next door. If your roof is shared, a word with next door beforehand helps. We survey the roof you’ve asked us to look at. Flights are kept as short as the job allows and focused on the roof in question. We survey fragile roofs, chimney stacks and valleys and parapet gutters, and people most frequently book us about tired mortar and pots at the top of a stack and outlets choked with leaves and silt.

Flying in London takes more checking than most places: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Before a drone goes up in Edgware Bury, the address is checked against all of them, and permission is never taken for granted.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Edgware Bury questions

Is my home in Edgware Bury listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Can parking be tricky for a visit in Edgware Bury?

It depends on the street. If Edgware Bury has controlled parking where you are, a visitor permit is the easiest answer.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will you go up on the roof?

Only if it’s safe. We inspect what can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

How do I book a survey in Edgware Bury?

To book, call 07833 053749 or send us an email and tell us the address and what you’d like to know. We will confirm the price and agree a day with you.

Does the drone show the underside of the roof?

No. A drone shows the outside surfaces of the roof in close detail, but it can’t see under the coverings. Where there’s safe access, we check the roof space from inside.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Roof by roof

Ridges and hips

Some ridges are fixed with mortar, others with dry-fix systems. We record what we see of their condition.

Large commercial roofs

Older cement sheet roofs may contain asbestos. We do not test for it, but we flag it and recommend a specialist asbestos surveyor.

How the survey works

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take about 1–2 hours at a house, including the airspace and weather checks before take-off. From the street, a London terrace typically shows only its front slope or parapet, so in Edgware Bury we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We start by checking the airspace and any restrictions at your address.
  2. We arrange any permission that is needed before we fly.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. Your report arrives by email, with close-up photos and recommendations.

Before the survey

  • Find any records of previous roof work
  • Keep pets out of the way during the survey
  • For a flat or shared roof, check access with the freeholder or managing agent

Related advice

Should I look at the roof myself first?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Flying and imaging in Edgware Bury

Edgware Bury is about 3 miles from Elstree Aerodrome, so the Drone Safety Map is checked for restrictions around it before we fly. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Steep or complicated roofs are often hard to see from the ground, which is where photos from the air and thermal images help.

If you look after a shop, office or commercial unit, for instance near Broadwalk Centre, a commercial roof can be photographed from above without anyone walking on it. If you look after a building like Broadfields Primary School, a drone or thermal camera can show a large roof in a single visit.

Why act early in Edgware Bury

Small defects on a high roof grow with each storm. Spotting them early keeps the work smaller, whatever height the roof is. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we are asked to look at in Edgware Bury

From the pavement, most of a tall roof is out of sight. You can’t see the back slope, the valleys or the chimney tops. Problems in those places often go unseen until they leak.

Signs worth acting on include:

  • Chimney tops in poor condition
  • Hidden gutters full of leaves
  • Vegetation in valleys and gutters
  • Lead work pulling away at abutments

Edgware Bury is in London, so parking needs planning: let us know about permits, visitor bays or off-street space when you book, as a space near the door cannot be promised.

  • Whether you can ask questions once you have the report
  • Whether the inside of the roof is included
  • How long they’ve been surveying roofs

What’s in a roof survey

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Flights in a restricted zone without permission
  • Flights in strong wind or a downpour
  • Whether the roof structure meets design loads

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.
