Landlord and commercial surveys in Deacon's Hill

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Freeholders and residents’ companies use a roof report to plan and budget.

Landlord roof surveys for homes and businesses in Deacon's Hill

A landlord roof survey shows you the state of a roof, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. The report covers defects, photos and recommendations set out by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. If you’ve noticed leaks into upper flats and gutters overflowing onto walls, we can find out what’s behind it.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

We keep jargon out of it: if work is needed, the report says so clearly.

What we cannot see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • A full structural assessment of the building
  • A full building survey of every part of the property
  • Parts of the roof we cannot safely see or access

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey before booking. What our survey covers.

What this survey covers

  • Rented houses
  • Blocks of flats
  • Shared roofs
  • Converted houses
  • Gutters and downpipes
  • Flat roofs on blocks

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Check your lease or ask a solicitor about who pays
  • Keep past survey reports with the building’s records
  • Act on high-priority defects quickly
  • Have gutters and outlets cleared every year

Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and the rest budgeted for later.

Keep gutters and outlets clear, particularly on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.

What we do, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes an hour or two at most homes, while a commercial roof takes nearer three to four hours. Somewhere like Deacon's Hill needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start with what you know about the building and its history.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photographs.

Preparing for the visit

  • Clear the way to the loft hatch
  • Find any records of previous roof work
  • If the roof is shared, arrange access with whoever manages the building

Common questions in Deacon's Hill

I let a flat near Elstree & Borehamwood station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Is my home in Deacon's Hill listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Will you inspect a roof that several owners share?

Yes, we survey shared roofs frequently. Where a neighbouring roof is not part of the access, we can only see it from vantage points and we will say so.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

What’s the best way to book?

It is easiest to call 07833 053749 or use the contact form. Give us the address and some details about the roof. Surveys run seven days a week.

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.

Can I check my roof myself?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

What we’re asked to look at in Deacon's Hill

Older buildings across London and the South East have roofs that are decades old. Nails, battens, flashings and underlay often fail before good slates or tiles so it pays to check how the roof is holding up.

Problems we come across often include:

  • Mortar falling from ridges and verges
  • Leaking joints at party walls
  • Failed flashings at walls and chimneys
  • Leaks into upper flats

Landlords with a home close to Elstree & Borehamwood station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • Whether VAT is added on top
  • Are they insured for the work?
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • How long the report takes to arrive

What a good roof survey covers

Roofs, chimneys and gutters in Deacon's Hill

About 4.7 miles south-west lies Headstone Manor, a reminder of how long the area around Deacon's Hill has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

The streets around a church like Church of St Nicholas are frequently among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you run a business near Broadwalk Centre, a roof report helps plan work around trading rather than after a leak.
