Need a flat roof survey in Langley End?

Why get it checked now?

Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. For an older or listed building in a place like Langley End, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. You’ll know the exact price before booking.

How a flat roof survey works in Langley End

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. Common reasons to book are splits, cracks and crazing and dips that suggest the deck is deflecting, on EPDM rubber, upstands and outlets and single-ply membranes.

In a small place like Langley End, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.

Where we can’t see part of the flat roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What a flat roof survey doesn’t cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Hidden layers beneath the covering
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • Whether the deck or joists are strong enough

Langley End questions

Is Langley End in the area you cover?

Yes. Our area covers London and South East England, and Langley End is part of that. You can ring 07833 053749 or email us with the address and some details.

Does a conservation area affect roof work in Langley End?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Does the report include photos?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Can you test old roof sheets for asbestos?

We do not test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Flat roof surveys in Langley End: local notes

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. Knebworth House, about 2.7 miles south-east, is one of the historic houses in the wider area around Langley End. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Stevenage station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a building such as The John Henry Newman School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you live in an older home near All Saints Church, flat-roofed rear additions and dormers added over the years are worth checking.

What we do, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Around Langley End, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. The findings are written up with photos and recommendations and emailed to you.

Preparing for the visit

  • If it isn’t your property yet, arrange access through the agent
  • Point out any leaks or damp patches
  • Make sure pets are kept safely away

Advice

Landlord and commercial surveys in Langley End

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant.

Roof by roof

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.
