FAQs for Langley End
How do I find out if my home in Langley End is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Can a landlord with a rental near Stevenage station book a roof survey?
Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or email us with the address and some details, including who will give access on the day.
How experienced are you?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. We will talk about access when you book.
Will you inspect a roof that several owners share?
Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we’re allowed to be, and the report says so.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
How long is the visit?
That depends on the size and shape of the roof, but most surveys take about 1–2 hours for a house, and longer for a block or a building with several roofs. The written report follows by email.
Landlord roof surveys for homes and businesses in Langley End
Access needs arranging before a survey of a let or shared building. The loft space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. You or your agent arrange access and we will say what we need when booking. Where we can’t get into part of the building, the report says so. We’re often asked to look into gutters overflowing onto walls and splits and blisters in flat roof coverings, across blocks of flats, converted houses and gutters and downpipes.
Older buildings in small places like Langley End may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.
Where we can’t see part of the let or shared roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

What happens on the day
When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, from ground level, from windows, in the loft space and by drone where it applies. The survey normally takes between one and two hours for a house, and longer for a block or a building with several roofs. Older roofs in small places like Langley End can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start with what you know about the building and its history.
- We let you know which flats and hatches we need to reach.
- The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photographs.
Preparing for the visit
- If it isn’t your property yet, arrange access through the agent
- If the roof is shared, arrange access with whoever manages the building
- Find any records of previous roof work

Advice
Practical tips
Small things make a difference. Some pointers:
- Arrange flat access beforehand
- Don’t wait for a leak to survey the roof
- Put urgent roof work at the top of the list
- File each roof report for future reference
Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.
Have the roof looked at regularly, not just when it leaks. A survey every few years suits many let and shared buildings with gutters cleared every year.

Honest limits
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- Legal advice on leases or service charges
- Roof areas we weren’t given access to
If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey before you book. What our survey covers.

What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Why get it checked now?
Defects caught early can often be dealt with as planned work. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings, plus urgent call-outs. Outbuildings and barns around Langley End are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Langley End homes and their roofs
Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses like Knebworth House, about 2.7 miles south-east, show how far back building in the area around Langley End goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
Anyone responsible for a site like The John Henry Newman School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Stevenage station may find that the gap between tenancies is a good time to have the roof looked at.

When to book a survey in Langley End
A tenant reporting damp or a stained ceiling is a common reason to book. The survey helps show whether the roof, gutters or flashings are involved from what’s visible.
Here are some of the things we see often:
- Ceiling stains reported by tenants
- Standing water on a flat roof
- Damaged pots and flaunching
- Missing or loose roof coverings
If you live in an older home near All Saints Church, old fixings, lead flashings and tall chimneys are typical of older roofs.
