Why it is worth a survey now in Belsize

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. A planned survey lets you budget for work rather than deal with an emergency around the business. Outbuildings and barns around Belsize are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

Why choose Independent Roof Survey in Belsize

How a flat roof survey works in Belsize

Ponding is frequently the first sign that something on a flat roof is not right. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. Common reasons to book are failed seals around rooflight kerbs and ponding water that doesn’t drain away, across single-ply membranes, felt flat roofs and EPDM rubber.

Some older homes in villages like Belsize are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Testing older roof sheets for asbestos
  • A promise that the roof will not leak in future
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

What we look at

  • EPDM rubber
  • Upstands and outlets
  • GRP fibreglass
  • Mastic asphalt
  • Single-ply membranes
  • Felt flat roofs

What a survey costs

Our packages start from £150, with VAT included. The price for your roof depends on:

  • Chimneys, valleys, parapets and other details
  • Whether thermal imaging or a drone is needed
  • Roof area
  • Basic, Standard or Premium

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Helping us price your survey

What helps most when you contact us:

  • Pictures from the garden or a window, if you have them
  • Whether there is a loft hatch, a shared roof or tricky access
  • The style of property, from a terrace to a block
  • Your postcode, so we can check access and travel

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or send us an email with the address and the days you’d prefer.

The survey, step by step

Once we have finished looking, we write up our findings as a written report with photos, emailed to you. On timing, it typically takes an hour or two for a small flat roof at home, and longer for a large commercial one. Somewhere like Belsize needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We check the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. We send a written report with photos, the defects we found and what we recommend.

How to prepare

  • Keep pets in another room
  • For flats, make sure roof access has been agreed
  • Tell us about parking before the day

How the survey changes by roof type

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. We note any punctures, tears and loose areas we can see.

GRP fibreglass

A well-laid GRP roof often lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.

Your questions about flat roof surveys in Belsize

Do you carry out roof surveys in Belsize?

Yes. Our area covers London and the South East, and Belsize is part of that. You can phone 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.

How do I find out if my home in Belsize is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. We look at the parts we’re given access to, and the report makes that clear.

Will this cover the whole house?

No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.

What will the report tell me?

A photo-illustrated written report, covering the condition of the flat roof, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Can you survey at the weekend?

Surveys run seven days a week. To find a day that suits you, phone 07833 053749 or use the contact form.

Do you look in the roof space?

Normally, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Signs you need a flat roof survey in Belsize

A flat roof lies open to sun, rain and frost, and water drains off it slowly. Over the years, coverings harden, crack and start to come away at the edges. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

Problems we come across often include:

  • Ponding water that doesn’t drain away
  • Loose or cracked edge trims
  • Blisters and bubbles in the covering
  • A sagging deck under the covering

If you live in an older home near Church of St Paul, the flat roofs on later extensions tend to wear out long before the main roof.

Before you book anyone

  • What insurance they carry
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether you can ask questions once you have the report
  • Whether VAT is in the quoted price

What a good roof survey covers

Local flat roofs in Belsize

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Historic houses like Chenies Manor House, about 2 miles south-west, show how far back building in the area around Belsize goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Kings Langley station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Anyone responsible for a site like Sarratt Church of England Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
