Flat roof survey in Latimer

If the house you’re buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. Our report records the covering, how it is holding up and any defects we can see, with a photo of every defect. You then have something specific to put to the seller or agent. Typical surveys look at splits, cracks and crazing and outlets that hold water back, across EPDM rubber, mastic asphalt and upstands and outlets.

In a village or hamlet like Latimer, flat roofs are normally on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Signs you need a flat roof survey in Latimer

A buyer’s general survey often recommends a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

Here are some of the things we see often:

  • Leaks around rooflights
  • Upstands pulling away from walls
  • Dips that suggest the deck is deflecting
  • Ponding water that doesn’t drain away

Take an older house close to Church of St Mary Magdalene: the flat roofs on later extensions tend to wear out long before the main roof.

Before booking any roof surveyor

  • Whether the inside of the roof is included
  • What follow-up you get after the report
  • Which limits apply to the survey
  • Which viewpoints they use to see the roof

What a roof survey includes

What we look for on each type of roof

Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photographs.

Tips that help

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Keep people off the roof unless they need to be there
  • Plan a survey before the covering reaches the end of its usual life
  • Never stand on rooflights or fragile sheeting
  • Watch the ceilings below the flat roof for stains

After the visit, we write up the report with photos of what we found. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

Flat roof surveys around Latimer

Chenies Manor House, about 1.1 miles south-east, is one of the historic houses in the wider area around Latimer. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you let a flat or house near Chalfont & Latimer station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For site and facilities teams at buildings such as Little Chalfont Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What we cannot see

In fairness, a roof survey has limits:

  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • Asbestos testing, which needs a specialist asbestos surveyor
  • A fixed date for when the roof will need replacing

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

What we look at

  • GRP fibreglass
  • Felt flat roofs
  • Upstands and outlets
  • EPDM rubber
  • Mastic asphalt
  • Single-ply membranes

Latimer: your questions answered

Is my home in Latimer listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Latimer?

Yes. We work right across London and the South East, and Latimer is part of that. Just ring 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

How quickly is the report sent?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know as you book.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to.

Do you give a life expectancy for the roof?

There’s no honest way to give an exact number of years. As a guide, felt frequently lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.

Does the weather affect the survey?

A survey can typically go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.

What affects the cost of flat roof surveys

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • Commercial roofs and larger buildings
  • The height of the building and how the roof can safely be seen
  • The use of thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

What we need to know

You don’t need to know any roofing terms. Just tell us:

  • Your postcode, so we can check access and travel
  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch

We survey roofs on weekdays and at weekends. To find a date that works for you, phone 07833 053749 or email us.

How the survey works

The aim of the visit is simple: to look at the flat roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit typically takes an hour or two for a house, with bigger or more complicated roofs taking longer. In a hamlet or village like Latimer, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a photo-illustrated written report and our recommendations.

Before we arrive

  • Make sure we can get to the back of the property
  • Have any paperwork from past roof work to hand
  • If it is not your property yet, arrange access through the agent

Arrange a survey

If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.
