Flat roof survey in Farnham: what you get

If the house you’re buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with photos of each. You then have something specific to put to the seller or agent. Typical surveys look at blocked or damaged outlets and pools of water lying on the roof, on single-ply membranes, upstands and outlets and mastic asphalt.

Flat roofs on exposed homes in small places like Farnham take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

How the survey works

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit typically takes an hour or two at a typical home, while a commercial roof takes nearer three to four hours. Around Farnham, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

How to prepare

  • Make sure pets are kept safely away
  • Leave a clear route to the loft
  • If the roof is shared, arrange access with whoever manages the building

Advice

Farnham: your questions answered

How do I find out if my home in Farnham is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Farnham?

Yes, Farnham is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

How much does a flat roof survey cost in Farnham?

Flat roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

How experienced are you?

More than 5,000 surveys over 20+ years.

Will you fly a drone over my roof?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Will the survey show why my flat roof is leaking?

The survey covers the covering and all the details where leaks usually begin, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

What’s the best way to book?

It is easiest to call 07833 053749 or email us. Tell us the address and a little about the roof, and we will suggest the right survey. We survey seven days a week.

What a flat roof survey does not cover

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • An exact number of years the roof has left
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • Testing older roof sheets for asbestos

If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey. The full list of what we check.

Local flat roofs in Farnham

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. About 4.2 miles south-west lies Much Hadham Palace, a reminder of how long the area around Farnham has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near Church of St Mary the Virgin, the flat roofs on later extensions tend to wear out long before the main roof. Landlords with a home close to Stansted Mountfitchet station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. For site and facilities teams at buildings like Farnham Church of England Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

How the survey changes by roof type

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.

Mastic asphalt

With age, asphalt can harden and crack with movement. The report shows where it’s cracking and how far it seems to extend.

Rented homes, blocks and businesses

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we will plan the survey around it.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant.

Should I look at the roof myself first?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

How we price flat roof surveys

We confirm the exact price before you book. These are the things that affect it:

  • How tall the building is and how easy the roof is to see
  • Features like valleys, chimneys, dormers and parapets
  • The number of roofs, including extensions and garages
  • House, block, shop or office

To find out what your survey will cost, phone 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.

What to tell us when you contact us

There’s no need for technical words. Just tell us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Any deadline, such as an exchange date
  • The type of building and roof, such as pitched or flat
  • Any stains, drips or damp patches you’ve seen indoors
