Roof leak investigation in Farnham: what you get

Our roof leak investigations cover Farnham and the wider South East. We visit on weekdays, Saturdays and Sundays. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. You get a report with photos and recommendations. If it’s leaking right now, contain the water and keep it clear of electrics, and then call 07833 053749 or email us. We survey chimney stacks, lead flashings and flat roof details, and common reasons people get in touch are wet patches high on an inside wall and damp on a chimney breast.

Somewhere as small as Farnham, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Plumbing leaks that look like roof leaks
  • A structural engineer’s report
  • Carrying out the fix

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Lead flashings
  • Valleys and parapet gutters
  • Slate and tile slopes
  • Rooflights and dormers
  • Flat roof details
  • The roof space
  • Chimney stacks

What happens on the day

The aim of the visit is simple: to look at the leaking roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. Somewhere like Farnham needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Unlock side gates and any roof access doors
  • Find any records of previous roof work

Common questions in Farnham

Does a conservation area affect roof work in Farnham?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Farnham within the area you cover?

Yes, Farnham is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Could my leak actually be condensation?

Many apparent leaks turn out to be condensation. A leak typically shows in one area and follows rain, while condensation is frequently widespread and worst on cold days. The report explains which it looks like and what to do.

What do I do with the report?

The report arrives by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

Will you go up on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

How do I arrange a roof leak investigation in Farnham?

The quickest way is to ring 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we’ll suggest the right survey. Surveys run seven days a week.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

What affects the price in Farnham

Prices always include VAT. What changes the price is:

  • The type of building, from a house to a block or an office
  • Height and safe access
  • The use of thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Helping us price your survey

We will typically ask about:

  • Your timetable, such as an exchange date
  • Pictures from the garden or a window, if you have them
  • How the loft is reached, if there is one
  • The type of building and roof, such as pitched or flat

You can call us seven days a week. For a price or to book, ring 07833 053749 or send us an email.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Leave roof access to professionals
  • Tell us about any past repairs to the roof
  • Do not touch fittings that water is reaching
  • Write down the wind direction and rain when it leaks

Standard includes a follow-up consultation to talk the findings through, while Premium includes one in person. It’s a chance to ask about anything in the report.

After a storm, check the roof from the garden and the street. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.

Roof leak investigations in Farnham: local notes

About 4.2 miles south-west lies Much Hadham Palace, a reminder of how long the area around Farnham has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these roof types has its own typical places for water to get in.

If you look after a building such as Farnham Church of England Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you own a rental within reach of Stansted Mountfitchet station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

What we’re asked to look at in Farnham

Every flat roof covering has a working life. A felt roof often lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Upstands and outlets are common weak points.

Things that often lead to a survey include:

  • Damp on a chimney breast
  • Water through the ceiling under a flat roof
  • Drips in the loft during heavy rain
  • Stains around a skylight

If yours is one of the older homes in the streets near Church of St Mary the Virgin, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Questions to ask before booking

  • Whether they hold professional indemnity and public liability insurance
  • Whether VAT is in the quoted price
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What the report includes, and whether it has photos

What’s in a roof survey

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
