Roof leak investigations for Manuden homes and businesses

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Record whether it leaks in every downpour or only some
  • Take dated photos of the leak
  • Have an electrician check any wet fittings
  • Let us know if there are tanks or pipes in the loft

If condensation is the cause, we explain it, and suggest how the loft space could be better ventilated. That avoids roof work that wouldn’t help.

Look at the roof from the ground after strong winds. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.

About our roof leak investigation in Manuden

Older homes have more places for water to get in. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. A central valley gutter on a butterfly roof often turns out to be the source. We check parapets, valleys and flashings from every safe vantage point. The findings are recorded with photos. If you are worried about damp ceilings under a flat roof and damp patches next to the stack, a survey will tell you what’s going on.

Many homes in small places like Manuden face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take about one to two hours, more where the leak is intermittent or the roof is large. Older roofs in small places like Manuden can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We look at the stain, the ceiling and the loft above it.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. We email a report with photographs, the likely entry point and recommendations.

Preparing for the visit

  • If you’re buying, check with the agent that we can get in
  • Leave side gates unlocked
  • If the roof is shared, arrange access with whoever manages the building

Questions from Manuden

Does a conservation area affect roof work in Manuden?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Manuden?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

What does a roof survey cost?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Is it a leak or condensation?

Many apparent leaks turn out to be condensation. A leak typically shows in one area and follows rain, while condensation is often widespread and worst on cold days. We tell you which it is most likely to be.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

Will you check the loft?

Usually, if there is one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

To price your survey accurately, we will ask about:

  • The reason for the survey, such as buying, a leak or storm damage
  • Pictures from the garden or a window, if you have them

  • What kind of property and roof it is

A quick phone call is usually the easiest start: call 07833 053749 or use the contact form. The price is agreed before a date is set.

When to book a survey in Manuden

Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. Once that seal cracks or lifts, water gets behind it, often well away from where it shows.

Problems we come across often include:

  • Staining around the chimney inside
  • Ceiling stains that grow after rain
  • Water coming in around a roof light or dormer
  • Condensation that looks like a leak

If yours is one of the older homes in the streets near Church of St Mary the Virgin, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

What to expect from a roof survey

Leaks and storm damage in Manuden

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. The covering and its details give the first clues when tracing where water is coming from.

If you look after a building like Manuden Primary School, tracing a leak on a big roof starts with where the water appears and works back. For landlords with property near Stansted Mountfitchet station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
