Can I check my roof myself?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Gutter survey in Manuden

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, frequently down the brickwork or into the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a report with photos. We are frequently asked to look into soffits marked by water and downpipes that are split or coming away, on downpipes, eaves gutters and parapet and box gutters.

Somewhere as small as Manuden, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

If any part of the gutter couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Tips from our surveys

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Look out for overflows when it pours
  • Check from ground level or a window, not a ladder
  • Check that downpipes are firmly fixed to the wall
  • Have gutters cleared at least once a year

The report comes with photos and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they know what needs doing.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so check they’re included in any clearing work.

Manuden: your questions answered

Will you come out to Manuden?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can a landlord with a rental near Stansted Mountfitchet station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Are hidden gutters like valleys and box gutters included?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and the report says so.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know as you book.

Do you climb onto every roof?

Only where it is safe to do so. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

How do I arrange a gutter survey in Manuden?

It’s easiest to phone 07833 053749 or send us an email. Give us the address and a few details about the roof, and we will suggest the right survey. We survey on any day of the week.

Surveys for landlords and agents in Manuden

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

Landlords and letting agents in Manuden book surveys as well as homeowners. A report with photographs gives you a clear record of the gutter.

The survey, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Manuden can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photographs and recommendations follows.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • Gather any invoices or paperwork from past roof work
  • Note where any stains or damp appear

What we look for on each type of roof

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear, and brackets can sag under load.

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering and is easy to overlook. The report records what could and couldn’t be seen.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The height of the building and how the roof can safely be seen
  • Extra roofs, like extensions, dormers or garages
  • Any need for thermal images or a drone flight
  • How big the roof is

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to let us know when you contact us

Before you get in touch, it’s useful to have:

  • Where the property is, with the postcode
  • How the loft is reached, if there is one
  • Photos of the roof, taken safely from the ground or a window
  • The type of building and roof, such as pitched or flat

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or use the contact form with the address and the days you’d prefer.

Local roofs in Manuden

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If yours is one of the older homes in the streets near Church of St Mary the Virgin, its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Stansted Mountfitchet station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building such as Manuden Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
